We are considering whether it would be possible to build a small multi-family house (2 residential units) on a plot of land. Due to the characteristics of the lot (quite narrow but very deep, with property line building restrictions unlikely), it is not entirely clear to us as non-experts whether and especially how such a project could be realized. What is the best way to approach this? For example, could we have an architect create designs to assess feasibility?
What costs should we expect? Are there other ways to evaluate the feasibility?

The first step would be to check whether there is an approved zoning plan (building plan) for the specific plot of land. The floor area ratio and plot ratio are defined here, which also determine the maximum possible living space. There are often restrictions on the number of possible dwelling units as well.
If there is no zoning plan, the building must fit into the surrounding area. Therefore, the neighboring buildings often provide a good indication of where on the property and in what form (single- or two-story – flat roof/gable roof) a development could be feasible.
Has all of this already been reviewed? This is not clear from the initial post.
The next step would be to consult an architect to develop a practical design for the house and the dwelling units.

Does a house with 2 residential units already count as a multi-family house? (I don’t think so, which should actually make things easier.) No. That is a two-family house (two…), not a multi-family house (more…).
The latter can only be built in designated areas. Even the parking space requirement poses a challenging factor.

First of all, thank you very much for your active participation. I believe I may have expressed myself a bit unclearly. To begin with, the zoning plan / building permit is available, and there are also some two- and three-family houses in the neighborhood.
My question: We are looking for sketches or designs from architects to assess what might be suitable. Is it possible to have something roughly designed here? What would the cost be for something like that?
