Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

Oh, weren’t those enough already? – please ask him to critically review his plans himself to identify any mistakes (I wonder if he notices them all?), and then compare those with the ones we have already found. I would be very interested in the ratio, whether he finds significantly more than half as many.

I would definitely check with the building authority whether the garage/carport is allowed to be positioned that close to the street. Sorry, but my trust in that guy isn’t very high. Before you invest a lot of time and effort and the authority ends up simply rejecting it, it might be worth clarifying this question quickly.

Yes, if I remember correctly, the poster’s property marks a significant change in the width of the access road.

Hello everyone,

I have an appointment with the architect next week. We would like to submit the building permit / planning permission application to the municipality by the end of the month.
I don’t see any need to move walls on the upper floor for this.
Do you see any important issues in the current plans that should be resolved beforehand?
Overall, we are satisfied with the positioning on the plot and so on.

What do you mean by that? The road is 5m (16 feet) wide.

I’m afraid I can’t look up which of your post images shows that at the moment. But a bit of self-checking is recommended for every OP.

But your planner being able to explain the reasoning behind their design is important. That’s where I see shortcomings.

Then your input is all the more the "tipping point," especially since @hanghaus2023 and I are unusually on different sides regarding the fundamental basement question.
