Hello everyone,
We requested two quotes from our construction company:
1st Quote
Masonry garage 6.00 x 9.00 m (6.00 x 9.00 meters), including a storage room as part of the residential building work, founded on strip foundations (without gravel filling work, assuming a gravel base provided by the client), the concrete slab will be finished with a rough trowel surface, masonry made of hollow bricks, thickness 17.5 cm (7 inches), exterior facade finished with white plaster, visible wooden beam ceiling, flat roof waterproofing, one sectional door, insulated, size 5.00 m x 2.135 m (5.00 x 2.135 meters), surface woodgrain, M-rib design, color RAL 7016 anthracite gray, with electric drive (electrical connection provided by client) and two remote controls, one side entrance door valued at €2,000.00 gross including 19% VAT, including structural engineering and execution drawings
Additional cost: €47,000.00 gross including 19% VAT
Alternative: Additional cost for interior plaster: €2,900.00 gross including 19% VAT
Alternative: Additional cost for cement screed: €2,510.00 gross including 19% VAT

Reinforced concrete garage slab thickness 20 cm (8 inches) for garage dimensions 6.00 x 9.00 m (6.00 x 9.00 meters) as part of the shell construction of the residential building, founded on strip foundations (without gravel filling work, assuming a gravel base provided by the client), concrete slab finished with a rough trowel surface, including structural engineering and execution drawings
Additional cost: €12,860.00 gross including 19% VAT
I am a layperson and naturally find it difficult to assess the offers. There are surely experts here who can provide an evaluation. 🙂

- Construction of a reinforced concrete garage slab 6x9 m (6x9 meters) (preparation for double garage) as part of building our single-family house
1st Quote

The dilemma is that the second main contractor also does a good job. I haven’t received direct feedback, only "friends of friends have built with them and are satisfied...". But our personal impression regarding advice, planning, and transparency tends to support the second provider. To stay on topic, here is our garage offer:
14 Plastered Garage
Garage measuring 6.00 m * 9.00 m (19.7 ft * 29.5 ft), partly attached to the house.
The exterior walls are built with 17.5 cm (7 inch) hollow clay bricks. The front, boundary, and rear walls will be plastered. Interior walls are plastered (excluding painting). Included basic electrical installation (1 switch, 2 outlets, 1 ceiling fixture). Equipped with a Hörmann sectional garage door with M-profile, door with window insert, and 1 window. Cement screed on separating layer. The baseboard inside the garage will be painted approximately 10 cm (4 inch) high. The joint between screed and wall will be sealed with permanent elastic sealant. The roof (sloped for rainwater runoff) will be constructed with wooden beams and waterproofing. The underside of the roof will be covered with drywall. The roof will be connected to the rainwater drain system via a flat roof drain. The garage will have a continuous slate band around it.

If both are not only from the region but also primarily serve clients there, I would visit customer houses from both and take notes: once for the objective impression as a kind of grade, and once to categorize these customers into three classes. Class A includes people with a similar mindset to ours and comparable income levels, while classes B and C include people where instead of "and" there is an "or". Then I would calculate the average grade of my impressions separately for classes A, B, and C. Impressions from houses where the customers essentially belong to class D (meaning there is no overlap with them in attitude or social background) I would disregard. If, after this, both general contractors are still "tied" and you want to leave the decision to chance by flipping a coin, then enjoy this fortunate situation.

The less favored side business is deliberately priced with a markup that gives the client a clear argument to exclude this item from the contract. As a customer facing a decision, you should then ask general contractor "Y" to remove this item from the package just as contractor "X" has done. Under no circumstances should you "compare apples with oranges" or "adjust totals" by wrongly comparing total prices from contractor "Y" including the favored garage and "X" including the less favored garage as if they were equal. This is an excellent opportunity to let your impression prevail over pure number crunching. Building a house requires a wise investor.

- masonry with filled Poroton bricks,
- strip foundations insulated on both sides,
- 12 cm (5 inches) XPS insulation under the slab,
- complete groundwork (excavation about 120 m³ (4,237 ft³) + almost 400 t of gravel had to be filled),
- drainage, 2 access shafts,
- …
cost a total of 195,000 (local currency) in the final invoice.
Based on the prices I see here, this would mean the garage accounts for about one-fifth of the house price. Quite surprising...
Additional costs for the shell garage were:
- concrete ceiling waterproofing – 4,500 (local currency),
- secondary entrance door – 1,000 (local currency),
- garage door – 3,000 (local currency).
Plastering and screed were also included together in the house quotation. I estimate both together at about 3,000 (local currency).
