ᐅ Offer for Double Garage 6x9 m / Foundation and Ground Slab

Hello everyone,

We requested two quotes from our construction company:

• Construction of a solid masonry double garage 6x9 m (6x9 meters) as part of building our single-family house
• Construction of a reinforced concrete garage slab 6x9 m (6x9 meters) (preparation for double garage) as part of building our single-family house

1st Quote

Masonry garage 6.00 x 9.00 m (6.00 x 9.00 meters), including a storage room as part of the residential building work, founded on strip foundations (without gravel filling work, assuming a gravel base provided by the client), the concrete slab will be finished with a rough trowel surface, masonry made of hollow bricks, thickness 17.5 cm (7 inches), exterior facade finished with white plaster, visible wooden beam ceiling, flat roof waterproofing, one sectional door, insulated, size 5.00 m x 2.135 m (5.00 x 2.135 meters), surface woodgrain, M-rib design, color RAL 7016 anthracite gray, with electric drive (electrical connection provided by client) and two remote controls, one side entrance door valued at €2,000.00 gross including 19% VAT, including structural engineering and execution drawings

Additional cost: €47,000.00 gross including 19% VAT

Alternative: Additional cost for interior plaster: €2,900.00 gross including 19% VAT

Alternative: Additional cost for cement screed: €2,510.00 gross including 19% VAT

Alternative: Additional cost for ceiling cladding made of gypsum fibreboards: €2,780.00 gross including 19% VAT

2nd Quote

Reinforced concrete garage slab thickness 20 cm (8 inches) for garage dimensions 6.00 x 9.00 m (6.00 x 9.00 meters) as part of the shell construction of the residential building, founded on strip foundations (without gravel filling work, assuming a gravel base provided by the client), concrete slab finished with a rough trowel surface, including structural engineering and execution drawings

Additional cost: €12,860.00 gross including 19% VAT

I am a layperson and naturally find it difficult to assess the offers. There are surely experts here who can provide an evaluation. 🙂

I understand the two offers as follows:
1. Option = Garage will be built
2. Option = Preparation for self-construction of the garage, meaning the foundation slab will be made

We paid about 36,000 for a masonry garage, which, however, has only about half the floor area. You mention an insulated sectional door—has a manufacturer and model already been agreed upon? Because if, for example, a Hörmann LPU62 of this size is installed, the price for the entire garage is really reasonable. The door alone with installation—if it is the LPU62—would cost around 6,000 to 8,000. I would have the interior plaster done right away; you can also fairly easily do the ceiling boarding yourselves. Can the concrete floor not be polished? For us, someone spent hours using one of those "double-propeller things" over the floor until it was mirror smooth. I don’t understand why cement screed is being offered?! Isn’t at least concrete of strength class C30/37 or higher used for the entire garage floor?

Whatever an exposed wooden beam ceiling is supposed to be good for in a garage, my number one recommendation for garages is the company "Bimsfertigbau Hoffmann" in Heimbach-Weis in northern Rhineland-Palatinate (no affiliation). Entirely constructed on-site using pumice concrete panels, also custom-made with sloping boundary lines.

Is an insulated door really necessary for an unheated garage?

In the end, we will probably go with a different general contractor, also because the garage is relatively expensive in comparison. However, Ne.. turnkey construction has a very good reputation here in our area (friends, relatives, colleagues all around...).

No... they build in the Dortmund area and the districts of Paderborn / Soest. We are from the Soest district. We will probably choose a company from Bad Wünnenberg-Leiberg. However, we plan to build a house with a garage. I’m not sure if they offer just the garage. Their main focus is on single-family houses.
