Hello dear forum members.

I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.

We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.

We would appreciate any tips and suggestions, as we have never planned or built a house before.

@K a t j a ... the public parking area effectively reduces the space where @icarus123 can access their property. In post 19, there is a plan with a few side lengths of the plot (including the section up to the potential driveway).

I just dug up an older floor plan in another thread that might also provide some inspiration. The house dimensions are basically the same as in the original thread, just rotated. It could look like this on the plot:

The floor plans for it (I adjusted the north arrow) include an oven symbolized by the orange circle on the ground floor, which should also fit on the upper floor. Also, for more light in the hallway, there's a "internal window" shown in blue from the living area towards the hallway.

Upper floor plan: master bedroom, two children’s rooms, bathroom, walk-in closet, hallway.


Here, the utility room would be located next to the heat pump, with the staircase also positioned in the shaded north side. The office would be on the ground floor, which I generally prefer.

The kitchen is about the same size as you had planned, with direct access to the terrace area.

If a hipped roof is absolutely necessary, it would also provide a larger roof surface area in a good position for photovoltaic panels facing southeast.

These are things that you as the builder can and should do yourself! For your own benefit!
By dealing with the plot yourself, you avoid having the forum community piece together the puzzle bit by bit just so someone gets an overview.

The smaller one is probably about 5.5 meters (18 feet), while the larger one is listed as 16.02 meters (53 feet) on the plan. This also matched when scaling the site plan accurately in Corel. Post 19

Well, that’s written quite imprecisely... and that means my site plan can also be drawn a bit more generously. By the way, I had planned the garage with external dimensions of 6.5 x 6.5 m (21.3 x 21.3 ft).
