ᐅ Floor plan finalized – How to plan furnishing and use?

Hello,
(hoping that this is a) the right place and b) that I’ll find some ideas here... if this post is in the wrong section, please feel free to move it)

We have more or less given up on the idea of building a new home, as it’s currently hardly realistic here in Berlin. (So here’s a question concerning an existing floor plan/property.)
We have found a nearly new house that we like very much in terms of location/property/etc., but...
The main room – obviously originally planned as kitchen/dining and living room – just doesn’t seem to work well for us in terms of layout. I’m attaching the floor plan and 3D model; the house is a timber frame prefab, so it’s not really possible to make significant changes or maybe it’s beyond our budget.
No matter how we arrange things, only one (much too small) kitchen unit fits against the wall with the water connection... the rest – dining table, sofa, TV, cupboards, etc. – doesn’t really fit well if you take the given circulation paths and measurements into account.

(The dimensions are correct, confirmed by measuring ;-) and the building plan is available. Unfortunately, the previous owner is no longer reachable. The house is completely empty.)

We would appreciate any suggestions or ideas!

Please explain what you mean by large and sufficient space. What size is a large dining table? What size is a large sofa? L-shaped? How much countertop space do you need? And so on. 44 m² (470 sq ft) is already quite spacious.

You want help and are already stuck. 6 x 7 m (20 x 23 ft) rooms with triple usage are simply difficult to furnish. Sometimes, looking at the overall floor plan with the room assignments and what else is planned is the only way to help.

Is that a window wall on the right side of the plan?

Just a quick sketch to give an idea. It’s really difficult without proper clearances between the doors and walls (less than 60cm (24 inches)), plus the window with a 50cm (20 inches) sill height. I have no idea what the builder was thinking. Maybe the space was only intended as a kitchen/dining area and the study was meant to be the living room???

A large
dining table 150 - 180 cm (59 - 71 inches), seating for 6 chairs without feeling cramped. An L-shaped sofa, currently we have about 5 meters (16.4 feet) of continuous countertop in the kitchen (including stove and sink) – it shouldn’t be less than that. A few meters of bookshelf, a view to the TV without twisting the neck or using binoculars, should also be included.
The idea that "44 sqm (474 sq ft) is spacious" was also our first thought until we got the exact measurements and started planning the furniture...

Yes, the
entire wall is a window. (Not openable) Plus there is a glass door in the corner.
The other rooms don’t have connections, and remodeling them would be a nightmare. Electricity might be possible, water not – there is no basement, and with underfloor heating, I’m not breaking into the floor. ;-) Besides, we need those rooms, otherwise something would be missing...

But then the wall cabinets would be missing, and with that a lot of storage space. :-( (Storage is available in other rooms—the utility room is
huge), but running there for every pot or bag of flour?
The view to the TV is "around the corner", and placing a rug "by the sofa" hardly works either, because you’d always walk over it on the way to the terrace...
We triple-checked the distances during the first viewing—we couldn’t believe it either!

By the way, this can all get even more complicated... The "kitchen window" has two panes, only one with a handle, the other is mostly fixed – of course, the pane opens towards the "kitchen wall".

The crazy thing is that the other rooms have a really good layout, the bathrooms fit, the hallway is okay, the technical equipment is great. The price, building condition, and location are also good.
But if we can’t come up with anything for this space, it just doesn’t work... (Although we have already declined various potential buyers.)

You just don’t want to understand ... please share the overall floor plan with us ... it’s all about having a good flow. If there are two of you, it might be possible to create a combined kitchen/dining area with a small reading nook from the large room, and move the main living area with the sofa elsewhere. Your fixed ideas don’t leave any room for creativity.

TV connections can also be installed in the baseboards.

On the contrary, the sketch by @Ibdk14 actually provides plenty of storage space. Wall cabinets can still be added, and the wall could accommodate additional tall cabinets if more storage is needed.

Could it be that you are a bit annoyed?
No one wants to create a detailed plan, but the general kitchen location should fit, right?

If you can’t come up with anything here, then just decline! There are plenty of houses… What you’re missing are ideas, the professionals need your input.
