ᐅ Layout division: open-plan kitchen, living, and dining area

Hello dear forum members,

I have purchased an apartment from a developer. The basic floor plan is already fixed, meaning the exterior layout is set. Only after some time did I realize that the proposed floor plan is difficult to furnish. It is an open-plan space with kitchen, living, and dining areas measuring about 600 x 600 cm (236 x 236 inches). I am attaching a plan. This is the sales plan. I will probably only receive a fully dimensioned plan by the end of August.

The apartment will be completed in the third quarter of 2018, so there is still time to make some adjustments. But how? I am tearing my hair out because I have been stuck focusing on the problems and unfortunately have no new ideas. I hope you can give me a helpful nudge in a different direction.

To furnish are:
- Kitchen for 1 to 2 people
- One dining table 150 x 80 cm (59 x 31 inches) with 4 chairs
- One two-seater sofa (160 cm long (63 inches))
- One lowboard (120 cm long (47 inches))
- One highboard (100 cm long (39 inches))
- One display cabinet (90 cm long (35 inches), 110 cm high (43 inches))
- One armchair for a reading corner

All furniture except the sofa is flexible and can, if necessary, be moved to the adjacent room. The kitchen and dining table are also essential.

Also fixed are the service shaft (the diagonal black-and-white square) and, in the worst case, the WC, though I still need to confirm that.

I hope someone can give me a fresh perspective. I already asked a question in the kitchen planning forum next door, but I think it was too early for me. I couldn’t really engage much. Now it’s different, and I’m hoping for the collective intelligence here.

Mats, you probably need to delete the first account.
Is there a lot of cooking? What does the evening and leisure time routine look like in the apartment? What is the main focus? Lounging on the sofa, cooking or baking, or crafting at the dining table?

Oh, sorry dear admin, I think I caused a technical glitch.

My leisure activities at home are quite mixed: I often have guests who also help with cooking. I enjoy cooking myself, daily and sometimes more elaborately.

Otherwise, I tend to be more of a "table sitter," using the sofa mainly in the evenings with my laptop (as a TV substitute or for watching films). I read a lot and enjoy it, both at the table and on the sofa. On the sofa, I don’t need much else besides a good lamp. Overall, I use the kitchen/dining area more than the sofa.

@Bertram100 I don’t think the currently planned wall is effective. Dividing a room with less than 6 m (20 feet) of wall length, which is also used as a passageway, into smaller compartments with walls creates small cubicles and no longer feels spacious.

One option we considered at the beginning was, for example:

Floor plan of an apartment: Open living space with dining table, kitchen, bathroom, two bedrooms, terrace.


The latest design layout was roughly:

Floor plan of an open kitchen with island, dining table, refrigerator, dishwasher, and seating area.


The windows probably cannot be moved. So if only an L-shaped kitchen, possibly combined with Yvonne’s breakfast bar idea, is still an option, then the length of the wall section to the right of the top balcony window on the plan is important. So far, we have consistently considered a maximum of 180 cm (70 inches) there.

Separating the toilet is understandable to some extent, but I still think it’s unnecessary, especially since you could then have the toilet integrated into a bathroom with a window. A tiny toilet room without a window isn’t very comfortable either.

The radiators, which also need to be installed in the living area, haven’t been mentioned yet.
