A newcomer is on board...
My small family has been searching for a house for about 8 months now. It’s more difficult than I thought. 🙄
It seems the demand is very high, but there’s a lack of reasonable offers.
Here’s my new plan: I’m looking for a nice plot of land around Essen/NRW, about 500m2 (approximately 5400 square feet),
and I want to find a company/developer who can build me an AMAZING house on it!
Does anyone have experience with this?
Is something like this even possible?
I’d be happy to hear many replies!

It is really very affordable. Since I’m also looking at the price and I am a businessman, I naturally reviewed the offer again to request quotes from other turnkey builders, and everyone was completely shocked. I don’t know how they manage the price. I only know that all trades are done by different companies. Almost all of them are located in Chemnitz or Zwickau. I have already visited 15 houses from the company. All top quality!!! And almost all the homeowners were satisfied.
An example: the garage is 6.50 x 6 meters (21.3 x 19.7 feet), built with masonry and has the same size basement underneath. Including interior plaster and premium exterior plaster, it costs 27,000. Adding extensive green roofing and the sectional door together is another 5,000.
A prefabricated garage costs 14,000 just for the garage without the basement.
The 1,100 sqm (11,840 sq ft) area was WITHOUT the garage.
@Computersylvia I can’t tell you exactly how the calculation is done. The architect did it, and their fee was included in the price!
I assume you multiply the side area by the depth.

SylviaIf it’s a simple rectangular shape with a flat roof, just multiply length × width × height. Otherwise, you need to calculate the volume of all parts of your house (roof, bay windows, gables, etc.). You can also simply use the living area in square meters as a basis and multiply by 1,500 EUR (as a rough estimate), see the post by Bauexperte.B

All trades have long travel distances, materials have to be transported to the construction site, and the craftsmen need to be accommodated in apartments or guesthouses during their work. All of this costs money, and even though the eastern region is generally cheaper for construction prices than many other areas of the country, to me this sounds like almost a break-even situation for the general contractor and their subcontractors.
I hope your construction project will still radiate the same enthusiasm at the end of the building process as it does today 😀

Google shows plenty of prefab house builders, but it is difficult to find out which ones are reliable and offer good value for money.
