My small family has been searching for a house for about 8 months now. It’s more difficult than I thought. 🙄
It seems the demand is very high, but there’s a lack of reasonable offers.
Here’s my new plan: I’m looking for a nice plot of land around Essen/NRW, about 500m2 (approximately 5400 square feet),
and I want to find a company/developer who can build me an AMAZING house on it!
Does anyone have experience with this?
Is something like this even possible?

300,000 is very optimistic. Unfortunately, I can't tell you the price per square meter in your region, but here in the greater Stuttgart area, you have to expect 350–600€ per square meter. A rough rule of thumb for the price of a house is about 500€ per cubic meter of enclosed space for an upscale standard. Of course, if you go for a really budget option, you can get down to around 300€/m². But anything less than that isn’t feasible. I’m speaking from experience. My initial plans were for 1,500 cubic meters (I can’t estimate size otherwise). I got 15 offers, ranging from prefabricated houses to solid construction (the prefab house was by far the most expensive). The cheapest offer with "low cost" fittings, but without any gimmicks, was 500,000.
Now the volume has been reduced to about 1,100 cubic meters. This brings the price to around 400,000.

Best regards1,500 cubic meters is quite a volume! We are currently building 1,008 cubic meters (35,600 cubic feet) of gross volume and that results in a living area of 250 square meters (2,690 square feet). Are you planning a luxury villa? At 1,100 cubic meters, 400,000€ is not particularly expensive.
