A newcomer is on board...
My small family has been searching for a house for about 8 months now. It’s more difficult than I thought. 🙄
It seems the demand is very high, but there’s a lack of reasonable offers.
Here’s my new plan: I’m looking for a nice plot of land around Essen/NRW, about 500m2 (approximately 5400 square feet),
and I want to find a company/developer who can build me an AMAZING house on it!
Does anyone have experience with this?
Is something like this even possible?
I’d be happy to hear many replies!

For 500 sqm (5,382 sq ft) of building land in Essen, you need to plan from EUR 90,000–100,000 and the plot won’t be in the prime area, like the southern part of Essen.
Single-family house, one story and 130 sqm (1,399 sq ft) living area on a slab and KfW 70 standard: EUR 202,000
Usable basement: EUR 45,000
Additional construction costs: EUR 35,000–40,000
Painting work as a DIY project: EUR 10,000
Flooring as a DIY project: EUR 10,000
External landscaping as a DIY project: EUR 10,000
Reserve for extras: EUR 10,000
Approximate investment for the house construction only: EUR 327,000
Now add a plot in the desired size and location, and you need to expect a total investment of around EUR 430,000.
