Hello forum colleagues,

A newcomer is on board...

My small family has been searching for a house for about 8 months now. It’s more difficult than I thought. 🙄
It seems the demand is very high, but there’s a lack of reasonable offers.

Here’s my new plan: I’m looking for a nice plot of land around Essen/NRW, about 500m2 (approximately 5400 square feet),
and I want to find a company/developer who can build me an AMAZING house on it!

Does anyone have experience with this?
Is something like this even possible?

I’d be happy to hear many replies!

You should browse around a bit here... A contractor can give you a house price, but there are still costs that are not dependent on the house itself. Additional construction costs! These details appear in almost every financing/cost thread 🙂

For 500 sqm (5,382 sq ft) of building land in Essen, you need to plan from EUR 90,000–100,000 and the plot won’t be in the prime area, like the southern part of Essen.

I can fully confirm that. Even beyond the city limits (Heiligenhaus, Velbert, Hattingen), south of Essen, you can only get very mediocre quality for 200 EUR/m² (about 19 USD/ft²).

How do you figure that? It’s a metropolitan area with tens of millions of people. There’s limited open space, and even if the region isn’t doing so well economically, the top ten thousand wealthiest people are still there 😉
