Hello everyone,

I would like to share the plans I have drawn myself so far. I would appreciate your opinions before I have my meeting with the architect. Why? Because it might bring some new ideas!

Briefly about the plan, it’s certainly not perfect and I hope everything is clear.
It is a 1000 sqm (0.25 acres) plot on a gentle slope that falls practically and has been integrated accordingly. I want both floors to be accessible, with the main entrance upstairs where the living area is located. Downstairs is also used as a business entrance for customers. I run a small advertising and embroidery company, so I need space for several machines, a large table for films, etc. Also a proper office with room for customer meetings at the PC. Plus storage for films, boards, and small items. That’s why it’s all downstairs.

In the living area I want an exposed roof truss because I find it cozy, and a loft is basically not necessary—at least in the front three rooms, all of which have access to the terrace. The terrace should then have access to the garden at the back.

I already roughly included the furniture but left it out of this plan because it looked a bit improvised *laughs, but basically it would have worked.

In the end, I made several compromises, for example, I always wanted a garage directly at the house, but that wasn’t possible. The driveway must be in that position! I did not like a garage at the front at all; I would have preferred a garage down the slope, but that is not allowed because of the driveway.

As much work as possible will be done by ourselves. Concrete slab, walls, etc. are already arranged, but that is not important for the floor plan now.

I’m mostly interested in what might be really problematic and why, or what I may have completely overlooked, but also what you like. Or what you have experienced and would never do again...
Just some feedback, suggestions, ideas, or comments would be great.

Oh, and yes, there is a free room in the living area. That would probably be for guests and a private office for both of us, since no children are planned. If something changes, there would be room for a child’s room, and the guest/office room would then move downstairs, which would then be more of a storage and hobby/fitness area.

I hope I was able to explain everything well enough and I’m looking forward to your comments. And yes, the plans probably show that I am quite a beginner in this.

Oh, and one more thing I forgot: The front door faces north, the terrace is on the south side, and the garden is on the east/south side.

Where exactly is the street? In the rendering at the bottom right? Do you really want to cover one third of your plot with paving?
Where will your customers park, and how do they get around the house to the main entrance of the business?
