Hello,
I would like to hear your opinions on our planned floor plan.
We sketched it and submitted it to an architect.
He basically adopted it 1:1 and drew it to scale (see below).

Why was the design created this way?
Standard designs from house building companies did not appeal to us.

The property consists of 3 parcels (marked in green)

The table would be too small for us, only 4 seats for dining.
Consider removing the pantry and planning a large peninsula instead of an island, or at least cabinets instead of a pantry.

Well, no one from the administration is driving me away. It’s just that after living in the house for five years, you’re usually not building anymore, and some of the new construction questions become less relevant. Also, there is a shift in the forum community and probably in the new construction scene overall. Building has become very expensive, and now it’s mostly wealthy builders, or people who are willing to spend an extra 100,000 or so…. that’s simply no longer my world. So I’m here less often.

Too bad @Nordlys. Perhaps your advice will now be necessary to compensate for the missing cross-subsidization from the KFW.

Your open-plan room dimensions don’t fit at the front or back.

The kitchen is too dark, too long, and too large for a 135m2 (1453 sq ft) bungalow. Even if you remove the unnecessary pantry and straighten the living room wall, it’s still too much kitchen space.

The living room door should open into the hallway instead. It is oversized for a 135m2 (1453 sq ft) bungalow. You should have at least 250cm (98 inches) of wall space to the left of the door; a bit more would be preferable.

The patio door needs to be moved further to the right side of the plan. The partition wall at 5m (16.4 ft) is completely in the wrong place.

Instead of the pantry, place four 60cm (24 inches) tall cabinets on the back side in the hallway area, remove the storage room, enlarge the cloakroom and/or increase the utility room for a better laundry area—something many overlook or prefer to have a 60m2 (645 sq ft) open-plan room where the washing machine is squeezed into some dark corner.

Rich people definitely don’t struggle with a floor plan just to fit a table for four somewhere…
So, please.

On the topic:
Evelinoz also thinks that “the thing” doesn’t work at all, front or back.

I would always design a bungalow as an L-shaped bungalow, provided the plot allows it.

@Henner77: So far, the requirements are still manageable, so everything is still possible here.
Please make a list of the wishes/requirements.
