Hello,
we are still in the planning phase and would like to hear the opinions of experienced builders.
Plot size: 865 m² (9305 sq ft)
Location: Gaarz
House dimensions: see attachments
Slope: No
Roof type: gable roof
Orientation: see attachments
Double carport, details not yet decided
No building permit / planning permission requirements
What we especially like:
Efficient use of the plot due to the building design
Cathedral ceiling in the living and dining area
Concern: Too many rooms for too little living space
I look forward to your comments and suggestions for improvement.
Best regards,
Mathias

The scale of the suboptimal aspects. Are those actually real issues? Or just a matter of personal taste? The office is right behind the kitchen anyway. No, the office has its own access to the hallway. To get from the bed to the dressing area, you have to turn at right angles with the precision of a robot dance. In the living room, you first pass the counter, then glide along the angled wall before weaving behind the table by the fireplace into a lounge area with seating groups. That’s quite a lot of zigzagging for the planning goal, even though with an open layout you wouldn’t immediately see the stove from the sofa. Most of the furniture would need to be fixed in place since their locations offer little flexibility. In a resort, you might call this a great bungalow, but there you would also go from there to the pool or tennis court and spend the evening playing dice games. Try miming this with wooden battens as walls laid out on the lawn of your plot. Your plan is a classic example of a non-professional’s romantic idea of real “sizes.”

I like your floor plan. It simply has charm and is definitely not a standard design!
Some paths might take some getting used to, like the way to the couch, but in my opinion, they are not impractical. The only thing I would personally reconsider is the wall between the living and dining areas. It takes up space, and combined with the small adjacent hallway, it limits your options in terms of furniture placement and room size.
And honestly: having a vacation-feel at home is certainly not a bad thing. We also “rebuilt” our holiday home according to our ideas and German regulations. It is a bit quirky as well, but it has charm for us, and we would do it exactly the same way again anytime. (For example, child’s room, child’s room, shower bath, hallway are exactly the same as in your floor plan)

House Design

What do you particularly like? Why?: Not a standard house, the angle, possible cathedral ceiling, Danish architectural style, KfW 40 energy standard
What do you not like? Why?: Many rooms for the floor area. As previously discussed here in the forum, some areas are a bit too compartmentalized.
Price estimate from architect/planner: 290,000
Personal price limit for the house, including equipment: 310,000
Preferred heating technology: Air-to-water heat pump, as no gas connection is available
If You Had to Give Up on which details / extensions
- Can give up: Fireplace, walk-in closet
- Cannot give up: Number of rooms
Why does the design look the way it does?
After visiting several show homes, we decided to build a bungalow. We especially liked the houses from HausCompagnie, particularly the fine details such as the cathedral ceiling, wood-aluminum windows, and the roof window for more natural light. We also felt that the shape of the house fits well on the plot.
We then created our own design using RoomSketcher, which was implemented by the planner from HausCompagnie. Unfortunately, there was no proper evaluation of our floor plan (which seems common with HausCompagnie). Since we have moved several times for work, we only had experience from previously lived-in houses (both positive and negative). Based on this, we considered room sizes that seemed practical to us.
Especially good: all rooms accommodated, separate parents’ and children’s areas.
The additional wall in the living room is intended to avoid being completely restricted by furniture arrangements and to allow flexibility, for example, placing the couch opposite the wall or freestanding in the room.
