Hello everyone, we need your ideas….

This is a commercial boundary development with 230m² (2,474 sq ft). A double extension has been added to the main house, which we have marked in red as a “breakthrough.” Therefore, changes such as creating a new opening or relocating a door in these areas are not possible. So far, only the exterior walls (thick walls in the sketch) exist; the rest needs to be newly constructed.

The ceiling height is currently 3m (10 ft). It is a bungalow with a flat roof, which we would like to modify. This needs to be discussed with the roofer because the extension is connected to a residential building, and windows etc. must be taken into account.

There are display windows on all three structures, which we have already replaced in our plan with regular windows. We would like to move the entrance door to create a room for the heating system. If possible, we want to use geothermal heating. Underfloor heating is planned for the kitchen, bathrooms, hallway, and living room, and depending on the budget, in the other rooms as well.

An open-plan kitchen-living area is not an option for us, nor do we want any rooms to be walk-through rooms. The plan must include 4 bedrooms, 2 bathrooms, 1 office, living room, and kitchen. So far, we are 2 adults and 2 small children.

Unfortunately, we do not have a basement room, so this area is unavailable for use. Below us are garages or basements, where parts of the sewage system may possibly be located.

Structural information will still be obtained to consider the use of materials for walls and more. We would like to work with aerated concrete, if possible.

We are open to ideas so that our dream of a home can become a reality soon.

Good evening,
To be honest, I really don’t like it at all. Somehow, it all seems inconsistent and not well thought out. For example, the pantry doesn’t really add any real benefit. Why is there no direct access from the kitchen to the terrace? The utility room and guest bathroom feel quite narrow, and I don’t understand why the space for waste disposal is planned that way. The office also seems somewhat oversized. The access from the entrance hall to the corridor leading to the dining area, as well as the access to the living room, is confusing to me. I can’t quite figure out the reasoning behind this design.
This is not meant to be harsh, just a gut feeling.

The living room serving as a passage to the children’s bedrooms is not ideal.
...
Where are the existing water and drainage pipes located? And what is around the area? What’s the view like? Is there a plot of land related to the plan? Is a third child planned?
Otherwise: very interesting project. Why is the roof supposed to be changed?

A few more background details...

The house with the extension is family-owned, and about 30 years ago my father expanded the painting business with the two extensions. The size would be ideal for us, so we are considering converting the commercially used rooms into living space. Additionally, I have an emotional attachment to the building =) and this would make it possible to create a multi-generational living complex. Essentially, we would aim for a semi-detached house.

The multi-family house is located directly next to the planned pantry and boiler room.

A large garden would be accessible from the planned terrace. The terrace can be reached through the living room and kitchen (@sigi next to the double window in the kitchen, that is intended to be a terrace door).
We consider a pantry to be practical because we do a lot ourselves and need to store jam, potatoes, etc. However, we are open to new suggestions.

The office is planned to be quite large since I am self-employed and want to see patients there, and my husband often works from home.
Yes, we are not entirely satisfied with the narrow layout yet, but the idea was... a window in every room. So far, the utility room only contains the washing machine, dryer, and drying rack.

@Yvonne: yes, the living room is a walk-through room and I am not happy about that at all, but we haven’t found another solution...
The flat roof occasionally causes some problems because water collects there. The insulation is not designed for living areas, and we have been told that adding insulation from the inside leads to mold.
A third child is a possibility, and if that is not the case, the room could be used as a guest, sewing, or playroom.

The wastewater pipes are currently located in the kitchen. There is a small customer restroom there at the moment. Under the planned main bathroom is a large garage with a floor drain. We could make a breakthrough there to the lower level.

In front of the entrance area are parking spaces, a small green space, and a street. To the left, as shown in the drawing, is the garden. To the right of the two children’s rooms are garages (the extension is on stilts).

Attached is a sketch of the garden/property. I hope this helps with spatial visualization. Please don’t laugh, it’s not a perfect drawing.
The light gray structure (left side of the house) is the bungalow this is about.
The first part, however, still belongs to the main house (ground floor).

Just to clarify, does this mean that the area where the kitchen and living room are planned is already part of the existing structure? Sorry, I’m still not quite following.
