Hello everyone,
the two of us have purchased a gallery apartment of about 125m2 (1,345 sq ft) in Bavaria.
The building is an eight-unit complex, and we share the attic floor with another owner.
The apartment has on the "ground floor":
- open living area with stairs to the gallery 57m2 (minus sloped ceiling approx. 51m2 (550 sq ft)), ceiling height here approx. 5m (16 ft) at the ridge
- hallway 7.8m2 (84 sq ft)
- bathroom 8.8m2 (95 sq ft)
- office/guest room 8.8m2 (95 sq ft)
- bedroom: 19.1m2 (206 sq ft)
- west-facing roof terrace
On the attic floor:
- open gallery approx. 10m2 (108 sq ft)
- office approx. 10m2 (108 sq ft)
The 2m (6 ft 7 in) line is marked.
For the gallery, we imagined an open staircase (possibly white) with a handrail only on the wall side, so it doesn’t feel bulky in the room.
I’m uncertain whether the lack of a guest WC and the somewhat small hallway will bother us or be inconvenient in the long run.
Additionally, I would appreciate other opinions on the floor plan regarding its practicality and logic. 🙂
What do you think about the windows? Are they sufficient?
We are still in a construction phase where changes are possible. Therefore, I’m open to any feedback, and maybe someone will spot something we have overlooked.

I don’t find the hallway bothersome.
I would consider having a guest toilet a nice addition.
The bedroom and the common room are larger than in our 160m² (1,722 sq ft) house. In that case, I would prefer a guest toilet.
On the other hand, we also spent several years living in an apartment without a guest toilet, and it wasn’t a big issue.
I don’t find the hallway bothersome.
I would consider having a guest toilet a nice addition.
The bedroom and the common room are larger than in our 160m² (1,722 sq ft) house. In that case, I would prefer a guest toilet.
On the other hand, we also spent several years living in an apartment without a guest toilet, and it wasn’t a big issue.
We do not know the floor below, so how can we possibly suggest moving mostly load-bearing walls? I see little potential for advice here, and certainly not clear guidance.
