Hello dear community,

We are in the final stages of planning our floor plan and would like to hear your opinions on our design and any suggestions for improvement. When you look at a plan for the hundredth time, it’s easy to lose perspective...

Here is the questionnaire first:

Basement, floors: 2 full stories, no basement
Number of people, age: currently 2, both around 30 (planning for 4)
Space requirements on ground and upper floors: as in the floor plan
Office: family use or home office: both
Guest bedrooms per year: not relevant
Open or closed layout: open
Conservative or modern construction: modern
Open kitchen, kitchen island: yes
Number of dining seats: at least 6
Fireplace: yes, currently planned

House Design
Who designed it: custom architect design based on our drawings
Preferred heating system: air-source heat pump with underfloor heating and photovoltaic system (KfW 40+)
What do you like most? What do you not like? Why?
Basically, we are satisfied with the floor plan. What I am still not completely happy with is the exterior appearance. I am concerned that it might look too much like a barrack.

If you absolutely have to give up on certain details / features,
- could you do without: possibly the fireplace (probably doesn’t make much sense with KfW 40+)?
- can you not do without: large upstairs hallway (because of the beautiful view), open living/dining area, walk-in closet

Why is the design the way it is now?
We had several wishes that influenced the design:
  • Large hallway window upstairs
  • Window seat in the kitchen (we don’t want a bar counter with stools)
  • Hidden door from kitchen to pantry (not shown in the current plan but possible and already discussed with the kitchen planner)
  • Garden should be as large as possible
What is the most important/basic question about the floor plan in 130 characters?
  • Is the living room big enough? (just the TV area)
  • Will the hallway on the ground floor be too dark?
  • Is 51 cm (20 inches) depth enough for a wardrobe?
  • Any other general suggestions for improvement? What do you think is bad or would you do differently?
Scale of the design is 1:100.

??? Kitchen?…! Refrigerator! I would only need a pantry for storing pasta, flour, canned goods, and coffee… all of that fits in the utility room. Everything else is within easy reach in the kitchen or at my trusted supermarket.

Well, the kids’ rooms are acceptable at 14m² (150ft²), but if the hallway is bigger, it should really make you think.

I would combine the storage room and the office upstairs into one space, so that the storage area is accessible from the office. This way, you save the small hallway...0

Try drawing a realistic sofa. The one in the plan has no more seat depth than a chair.

Well, the children’s rooms are okay at 14 m² (150 sq ft), but if the hallway is bigger, that should make you think.

The kitchen island will be built facing the seating window. However, only the stove will be on the island. The sink will be moved to the other side — facing the street.

The large hallway upstairs is intended, among other things, to serve as a play area for the children. Otherwise, 14 m² (150 sq ft) children’s rooms are completely sufficient for us. After all, they should move out eventually anyway 😉

There will only be an armchair in the upstairs hallway, so the size shown in the draft should work.

Good idea regarding the office; the small hallway does bother me a bit.

And then two people live in almost 200 sqm (2,150 sq ft)?
I really love these plans from people without children. 😀
In my experience—and that of parents in my circle of friends and family—children play in the areas where their parents are during the first years. That means the living room, not a play hallway on the upper floor. And later, they disappear into their bedrooms. With two kids, you hardly have the chance to sit in an armchair in the hallway to enjoy the view. 🙂
