Hello dear community,

We are in the final stages of planning our floor plan and would like to hear your opinions on our design and any suggestions for improvement. When you look at a plan for the hundredth time, it’s easy to lose perspective...

House Design
Who designed it: custom architect design based on our drawings
Preferred heating system: air-source heat pump with underfloor heating and photovoltaic system (KfW 40+)
What do you like most? What do you not like? Why?
Basically, we are satisfied with the floor plan. What I am still not completely happy with is the exterior appearance. I am concerned that it might look too much like a barrack.

If you absolutely have to give up on certain details / features,
- could you do without: possibly the fireplace (probably doesn’t make much sense with KfW 40+)?
- can you not do without: large upstairs hallway (because of the beautiful view), open living/dining area, walk-in closet

Why is the design the way it is now?
We had several wishes that influenced the design:
  • Large hallway window upstairs
  • Window seat in the kitchen (we don’t want a bar counter with stools)
  • Hidden door from kitchen to pantry (not shown in the current plan but possible and already discussed with the kitchen planner)
  • Garden should be as large as possible
What is the most important/basic question about the floor plan in 130 characters?
  • Is the living room big enough? (just the TV area)
  • Will the hallway on the ground floor be too dark?
  • Is 51 cm (20 inches) depth enough for a wardrobe?
  • Any other general suggestions for improvement? What do you think is bad or would you do differently?
Scale of the design is 1:100.

And what would that be? Your site office is a barrack despite being two stories? Do you consider it a barrack because of the resemblance? Or does your opinion only refer to the resemblance? So, what do you mean? 😀

The bay window is still the lesser "evil." If the client wants it that way, then it should be implemented. There are many more aspects to change or improve, all of which have already been mentioned.

As mentioned in post 2 already: "Does the seating window in the kitchen really add any value?"

Yes, the design really does resemble our construction site office very closely. I can confirm the original poster’s opinion here.

Architecturally, I don’t see any outstanding achievement.

From an architectural perspective, I suspect that up to design 8, it still looked appealing, but then someone seemed to have desperately tried to make it more boring – at least the horizontal grooves that don’t match both window heights support this suspicion ;-)

So, we had the design revised again and would like to ask for further suggestions.

Some preliminary notes on the design:

Regarding the ground floor:
- We have swapped the kitchen and living room here as well. I am not sure whether the kitchen storage space is now sufficient.
- The window seat should no longer remain in the kitchen as in the original design but shift eastward between the living room and dining area.
- The guest toilet and utility room have been exchanged.
- The utility room has become slightly larger; however, the pantry has been eliminated. I am still bothered by the wall projection that this creates in the living room. I need to clarify whether this was specified by the structural engineer.
- The staircase has been moved to the other side.
- The wardrobe niche has become deeper. Additionally, due to the changed entrance area, there is still space for placing furniture.
- The staircase will also serve as additional storage space for coats and shoes with the help of a built-in cabinet.
- The fireplace will not be installed in this location.

Regarding the upper floor:
- We specifically requested the large hallway, and it will be implemented accordingly. Therefore, no further "criticism" is needed here.
- The staircase has been moved to the other side so that the awkward small hallway near the office disappears.
- We are still considering whether to give up the office and allocate the space to the two children’s rooms. However, this would leave no room for a possible third child.

Do you always have that many guests, or is that why you have both a guest room and an office?
