Hello dear community,

We are in the final stages of planning our floor plan and would like to hear your opinions on our design and any suggestions for improvement. When you look at a plan for the hundredth time, it’s easy to lose perspective...

Here is the questionnaire first:

Number of people, age: currently 2, both around 30 (planning for 4)

House Design
Who designed it: custom architect design based on our drawings
Preferred heating system: air-source heat pump with underfloor heating and photovoltaic system (KfW 40+)
What do you like most? What do you not like? Why?
Basically, we are satisfied with the floor plan. What I am still not completely happy with is the exterior appearance. I am concerned that it might look too much like a barrack.

If you absolutely have to give up on certain details / features,
- could you do without: possibly the fireplace (probably doesn’t make much sense with KfW 40+)?
- can you not do without: large upstairs hallway (because of the beautiful view), open living/dining area, walk-in closet

Why is the design the way it is now?
We had several wishes that influenced the design:
  • Large hallway window upstairs
  • Window seat in the kitchen (we don’t want a bar counter with stools)
  • Hidden door from kitchen to pantry (not shown in the current plan but possible and already discussed with the kitchen planner)
  • Garden should be as large as possible
What is the most important/basic question about the floor plan in 130 characters?
  • Is the living room big enough? (just the TV area)
  • Will the hallway on the ground floor be too dark?
  • Is 51 cm (20 inches) depth enough for a wardrobe?
  • Any other general suggestions for improvement? What do you think is bad or would you do differently?
Scale of the design is 1:100.

Is the pantry only 1.26 meters (4 feet 2 inches) wide? If so, I would skip it and instead divide that space between the kitchen and the bathroom. Otherwise, the bathroom becomes a really tight box with a walk-in shower and a width of just 1.85 meters (6 feet 1 inch). Alternatively, you could make the utility room 1 meter (3 feet 3 inches) smaller and shift everything slightly to the right.

I would also move the wardrobe to the other side; otherwise, you always have to step over shoes and bags when going up and down the stairs.

And trust me, with kids, only people with OCD don’t have things in front of the wardrobe.

Definition of makeshift building: lightweight, low, often prefabricated [wooden] structure for temporary accommodation

Before planning a window seat (in the kitchen), I would first properly arrange the kitchen furniture: with apparently only 60cm (24 inches) walkways on both sides next to cabinet edges, bruises are practically guaranteed. 60cm (24 inches) is not enough for comfortably passing through a kitchen.

Then the dining table for 6 people and the sofa in the upstairs hallway should probably be resized to get a realistic impression of how big (or small) the rooms and space actually are.

The guest toilet is not wide enough with 180cm (71 inches) usable room width (URW) to place door and shower or toilet and shower side by side.

No. For coats, which tend to be bulky around the shoulders, I would recommend 60 to 65cm (24 to 26 inches) usable room measurement (URM). You also need to allow for finishing like plaster.

-> I would swap the utility room and the shower toilet, make the shower toilet 20cm (8 inches) wider, and adjust the doors and stairs accordingly (feel free to place the hallway on the other side), so that both kids’ rooms have doors opening directly into the hallway and the office upstairs gains a rectangular shape.

Since the pantry is unsuitable anyway (much too narrow at under 100cm (39 inches)), I would incorporate that space into the kitchen and then, if needed (in case direct access is absolutely required), provide access from the kitchen to the utility room where the freezer can be placed.

30 sqm (323 sq ft) hallways, but child enclosures.

Thanks to everyone else for the input so far. How do you manage food storage if you combine the utility room and pantry? Wouldn’t that get too warm?

So far, we have only received the overall site plan showing the house placement on the property. However, the ground floor layout shown there is now outdated. The enlarged floor plan is the current one. Sorry for the confusion.

In a KfW-certified house, you won’t have a cool pantry, especially if a freezer is installed there. You would have to keep the window open all the time, which doesn’t really make sense.
