We are allowed to apply for 3 plots of land, then the allocation will be done by lottery. Unfortunately, we are completely overwhelmed and have to submit our preferences in just two weeks.
To the west and north of the development area, there are very busy roads, so those plots are not really an option for us despite planned noise barriers. We are afraid that the traffic noise will still be too noticeable there. All the plots to the south would be great, but unfortunately, they exceed our budget quite a bit. We would rather not live right next to the playground, as we currently do, and find it quite annoying.
We would be so, so grateful if you could help us.
- We would like to build a two-story single-family home of about 180 sqm (1,940 sq ft).
- Like probably everyone, we want to feel relatively “alone” despite being in a large housing development and not have thousands of people able to look into our garden or house.
- We would like the living/dining/kitchen area to have a large glass front facing the garden and want to be able to ‘live’ there with a good feeling, without feeling observed — the same also applies to the garden.
- Is it better to choose a plot with the south facing the back of the house or the front?
- We could imagine bordering the plot with a fence and taller growing trees; would that be allowed if the garden were in front of the house? (See local building regulations points 6+7)
- What would be your 3 favorite plots? A plot size of up to about 700 sqm (7,535 sq ft) would be feasible, smaller would also be fine if it is well located and allows for privacy.

If you want to be away from the roads, away from playgrounds, and the "south" is too expensive, then the "middle" area is practically your only option!

Sound barrier wall: it’s quite possible that right behind the wall you hardly hear anything, but further away, noise may be reflected and more noticeable. This depends on the surrounding environment.
Also, the “children’s noise” doesn’t stop at the adjacent property line. There’s always activity in new housing developments.
Up to 700 sqm (7,520 sqft) is feasible, which means a maximum of €200,000 for the plot. That’s quite a significant amount! Single-family house 180 sqm (1,940 sqft) + basement + attic?

The traffic noise was heard throughout the entire neighborhood and the adjacent existing buildings (sometimes more, sometimes less noticeable "background noise"). Depending on the type of roads involved, a few meters of distance from the road is less significant.
In the middle of the area, you get reduced road noise from both sides. Therefore, I believe this factor plays a rather minor role. For me, an unattractive noise barrier wall right next to the garden would be more disturbing.
Have you visited the new development several times to check where the traffic noise is the lowest? Noise levels can also depend on weather conditions.
Otherwise, I would prefer to build smaller and choose a southern location.

Budget for the house? Is there any way to find out more about the noise barrier? My in-laws live on a similar road without any soundproofing, and it’s really terrible and uncomfortable in the garden. That’s why we ruled that out, as we thought the upper floors would be quite noisy, especially early in the morning with trucks driving by.
Having activity and life around is totally okay and even nice – we actually just want to be able to sit in our garden or living room without being completely visible to others, and let the kids run around the garden in swimwear without worrying about looking perfect in a bikini, for example.
Overall, the costs shouldn’t exceed 600,000 €. And as you can probably tell, we honestly have no clue about any of this yet. I don’t think we’ll be able to afford a basement…

Otherwise, I would prefer to build smaller and choose a southern location.Unfortunately, the area is still an open field at the moment, and the northern and eastern roads have not yet been built, nor have the noise barrier walls. Therefore, noise currently comes only from the west, and it’s unclear how it will be later on....Similar topics
