We are allowed to apply for 3 plots of land, then the allocation will be done by lottery. Unfortunately, we are completely overwhelmed and have to submit our preferences in just two weeks.
To the west and north of the development area, there are very busy roads, so those plots are not really an option for us despite planned noise barriers. We are afraid that the traffic noise will still be too noticeable there. All the plots to the south would be great, but unfortunately, they exceed our budget quite a bit. We would rather not live right next to the playground, as we currently do, and find it quite annoying.
We would be so, so grateful if you could help us.
- We would like to build a two-story single-family home of about 180 sqm (1,940 sq ft).
- Like probably everyone, we want to feel relatively “alone” despite being in a large housing development and not have thousands of people able to look into our garden or house.
- We would like the living/dining/kitchen area to have a large glass front facing the garden and want to be able to ‘live’ there with a good feeling, without feeling observed — the same also applies to the garden.
- Is it better to choose a plot with the south facing the back of the house or the front?
- We could imagine bordering the plot with a fence and taller growing trees; would that be allowed if the garden were in front of the house? (See local building regulations points 6+7)
- What would be your 3 favorite plots? A plot size of up to about 700 sqm (7,535 sq ft) would be feasible, smaller would also be fine if it is well located and allows for privacy.

UnserGlueck4 Jul 2021 00:08Wow... so fast! Thank you! Unfortunately, I can’t upload the full plan, so I’ve made some screenshots instead. I hope they are okay and readable. Up to 740 square meters (approximately 8,000 square feet) would fit within our budget, but anything smaller and still great would actually suit us even better 🙂 The playground is east of lot number 66.

I also can’t read anything. Still, there are some nice plots available. You’ll have to decide which orientation you prefer. What I want probably doesn’t matter 😉
Or: if you give up your avenue of trees and instead plan a dense privacy hedge at the back of the garden, very few people will be able to look in.
Otherwise, it’s probably like everywhere else that most people are more focused on their own business than their neighbors.

That’s bordering on paranoia: if you’re in the public eye, I wouldn’t recommend a large new development, but rather a 3000sqm (32,000 sq ft) plot in a wooded area.
Or: if you give up your avenue trees and instead plan a nice dense hedge in the back garden, few people will be able to look into your yard.
Otherwise, it’s probably like everywhere else, where people are mostly interested in their own affairs rather than their neighbors’. It’s probably true that most people are more focused on themselves, that’s correct. It’s just when you have so many options that you imagine too many scenarios. The avenue trees were only an initial spontaneous idea about how to feel a bit more private.

That’s almost paranoid: if you are considered to be in the public interest, I wouldn’t recommend a large new development, but rather around 3000 square meters (0.74 acres) in a forested area. Or: if you give up your avenue trees and instead plan a nice dense privacy hedge at the back of the garden, only a few people will be able to see into it. Otherwise, it’s probably the same everywhere—everyone is more focused on themselves than on their neighbors. I uploaded different photos in my second post.
