ᐅ Location of a townhouse or detached single-family home on a plot with a wide street frontage

Dear Forum,

Since our preferred building area is no longer available due to planning issues or will be significantly delayed, we have started looking for new plots near Berlin.
After months of searching, we have finally found a suitable plot.

We are now wondering where the house should be roughly positioned on the lot.

Information:
Plot size: 608 m² (6540 sq ft)
Slope: yes, on the northeast side
Building setback and boundary: 3 m (10 ft) from the neighbor
Edge development: permitted for garages, carports, sheds
Parking spaces: 1–2
Number of floors: 2 full stories
Height limit: none

I have roughly drafted a layout plan by hand:

Grundriss: Grundstück mit Haus (blau), Terrasse, Carport, Garten (Grün), Straßenseite


We have already marked the house on it. However, we are unsure:
1. Does the house make sense in this position?
2. Should we choose a rectangular footprint instead of a townhouse style?

What are your thoughts?

I would also prefer to drive in backward and then drive out forward.

Here is an overview from both Google Maps and a photo we took from the dune over the weekend. Unfortunately, this dune is protected. It is a registered archaeological monument. Although all the trees will be completely removed, the dune’s dimensions may not be altered... and therefore no house may be built on it.

To be honest, we are not happy with our current plan either. The house will be elongated, that’s certain. I will try to create an updated plan shortly. However, because of the dune, we cannot move too far west.
The entire project is managed by a developer. They own the plots and also build the houses. We have been wanting to build with this developer for two years, so that part is settled.
The developer is responsible for the overall project, including preparing the land for building permits/planning permission, tree removal, infrastructure up to the utility rooms of the houses, as well as the construction of the access road. Of course, they are also responsible for building the houses, and all of this is included in the pricing.

I revisited the planning and tried to incorporate your suggestions.
The house is now elongated. The dune is marked. The house is positioned further east. The carport is closer to the driveway.

It is possible to drive forward into the carport in one continuous move.

However, I am not sure how to position the carport to also allow reversing into the driveway.

You wouldn’t believe what exists. If I dump a few wheelbarrows of soil in my garden, it looks exactly like that. But thanks for the explanation. I was wondering the whole time why they don’t just load this "dune" onto a semi-trailer and haul it away.
