Dear Forum,
Since our preferred building area is no longer available due to planning issues or will be significantly delayed, we have started looking for new plots near Berlin.
After months of searching, we have finally found a suitable plot.
We are now wondering where the house should be roughly positioned on the lot.
Information:
Plot size: 608 m² (6540 sq ft)
Slope: yes, on the northeast side
Building setback and boundary: 3 m (10 ft) from the neighbor
Edge development: permitted for garages, carports, sheds
Parking spaces: 1–2
Number of floors: 2 full stories
Height limit: none
I have roughly drafted a layout plan by hand:
We have already marked the house on it. However, we are unsure:
1. Does the house make sense in this position?
2. Should we choose a rectangular footprint instead of a townhouse style?
What are your thoughts?
Thank you very much for your advice!

This is a private access road for 3 neighboring houses (rear properties behind us).
Do they have a right of way on your property, or is this a separate road?

that you can't just make a 90-degree turn with a car in a tight space that easily 😉With a 6 m (20 feet) wide driveway, it's always possible as long as no one else is parked in the driveway.M

With a 6 m (20 feet) wide driveway, it always works if no one else is parked in the driveway. That’s true. However, the shared driveway for our four houses will only be 3 m (10 feet) wide.
I probably need to reconsider the vehicle situation as well. I don’t know the turning radius. My wife usually drives the car.
Is the driveway only 3m (10 feet) wide and then immediately bordered by something solid, like a house wall or a fence? Or is the right of way for walking, driving, and utilities guaranteed in the land registry only 3m (10 feet) wide, but is there additional space beyond that?
You can’t turn at a right angle on just 3m (10 feet), that’s correct. So either the driveway to your parking space or garage needs to be wider or offer more room, or the strip must be simply wider as an open space, regardless of the actual legal right.

The right guaranteed in the land register is 3m (10 feet) wide. What comes beyond that is up to us. We are indeed planning a fence combined with a hedge. Nevertheless, the opening from the driveway to our property can also be wider than 3m (10 feet). We can decide that. How many meters (feet) are necessary for a 90-degree turn here?
