Good day.
I hope I am in the right section here.
In my condominium (4 years old), I have noticed that the ceiling plaster in the kitchen is peeling off slightly in some areas.
The indoor humidity in the apartment is rather low, usually a maximum of 40%.
Regular ventilation is done by airing out the rooms quickly (shock ventilation).
There is also an exhaust hood installed.
The kitchen is used rather infrequently.
Room temperature is normally around 21 degrees Celsius (70°F).

The ceiling doesn’t feel damp. However, in one spot (about 20x20 cm (8x8 inches)), the plaster is peeling slightly and shows some discoloration.

What could be the cause?
What can I do myself in this situation?
Unfortunately, I am unable to upload a photo. It doesn’t work. I am retired.

Does this mean the painter has to thoroughly clean the entire ceiling again and then repaint it?
How can I prove this?

how is this typically resolved under a warranty?
Does the entire ceiling need to be sanded down and repainted?
Or just the areas where the paint is peeling?
That sounds like a huge effort.
Can I do this myself and claim it hypothetically? I’m not exactly young, but the kitchen is small.
Maybe around 8m² (86 sq ft) of ceiling area.
I’m worried about my kitchen furniture...

But why is the paint only now starting to peel partially (that is, 4 years after moving in)?
If the form oil was not properly removed back then, the paint shouldn’t have adhered from the start, right?
But I only noticed this about half a year ago.
I find that strange.

When the ceiling formwork is set up, oil is sprayed on it to prevent the concrete forming the ceiling from sticking to the formwork. The oil must be removed before the ceiling is plastered. I don’t think the coating in your case was applied directly to the concrete ceiling.
I would report this as a defect in writing and request a repair, if the apartment is still under warranty. Normally, the plaster needs to be removed and reapplied. However, it might be possible to remove the loose plaster generously and replaster just the affected area. But if the plaster is loose in other places as well, you will face the same problem again eventually.

Thank you very much for the clear explanation.

So it really could be that the ceiling paint lasted almost 4 years and now, after 4 years, a partial area is starting to come loose?
Then I would need to check all my ceilings carefully.
Is there any way to test this other than a visual inspection?
I thought the ceiling paint would peel off immediately if the release agent from construction was not properly removed.

First, we need to clarify the terms:
Is the paint peeling off the concrete, is the plaster coming off the concrete, or is the paint peeling off the plaster?
