Good day.
I hope I am in the right section here.
In my condominium (4 years old), I have noticed that the ceiling plaster in the kitchen is peeling off slightly in some areas.
The indoor humidity in the apartment is rather low, usually a maximum of 40%.
Regular ventilation is done by airing out the rooms quickly (shock ventilation).
There is also an exhaust hood installed.
The kitchen is used rather infrequently.
Room temperature is normally around 21 degrees Celsius (70°F).
The ceiling doesn’t feel damp. However, in one spot (about 20x20 cm (8x8 inches)), the plaster is peeling slightly and shows some discoloration.
What could be the cause?
What can I do myself in this situation?

It seems the paint is peeling off the plaster. The ceiling was probably plastered first and then painted.
On a 20x20cm (8x8 inches) area, you can see some detachment of a whitish-yellowish substance.
So I believe it is concrete ceiling + plaster + white paint.

A tap test on the ceiling could provide valuable insights. Does it sound noticeably different in various areas of the ceiling (damaged spot/intact spot)? Are there any areas that might sound hollow? This could indicate poor adhesion between the different layers (plaster/paint layer).

Unfortunately, the tap test showed no differences. It sounds the same everywhere. Not hollow.

So it is not a defect covered by the warranty if it has nothing to do with the formwork oil?
I would prefer not to scrape off and repaint the area myself.
The warranty is still valid.

Yes, it does. But that concerns the painter, not the plasterer.
Did you buy the apartment fully finished, including the painting work? Then contact the seller. If you commissioned the painting work yourself, then talk to the painter.
