Hello everyone,
My wife and I are currently planning to build a detached single-family house in the Heilbronn area, using solid construction with a full basement (since the plot has a slight slope) and a double garage.
We have already created an initial shortlist of potential companies and have had some first discussions. While we do know a few neighbors who have built with companies from the Heilbronn region, we would still be very grateful if any of you could share your experiences.
We are especially interested in:
- How reliable are the construction companies
- Were there any problems, and if so, what kind
- How detailed are the building specifications, and were there any issues or important aspects that were simply “left out”?
The following companies from the Heilbronn area are on our list:
- Böpple Heilbronn (master builder house)
- Müller Planbau Nordheim
- Wunschhaus GmbH in Bad Friedrichshall
- KHB-Creativ Wohnbau Heilbronn
- kb-Wohnbau Öhringen
- Das Massive Heilbronn
- Neufeld Wohnbau Oedheim
- Vogt Residential and Commercial Construction Erlenbach
Among the larger providers, we are also considering
- Arge-Haus
- Viebrockhaus
There are already several reviews of the last two companies in the forum. We are more interested in opinions regarding the local partners.

Hello everyone,
We have now completed our new construction project, and I can share a final opinion on KHB Creativ Wohnbau, which ultimately was our chosen company.
Once KHB, always KHB!
Although there were naturally some hurdles along the way, these were always resolved very constructively, positively, and calmly by our excellent site manager in cooperation with the architect and management. Overall, we are completely satisfied.
If I were to find a flaw, it would be that during initial discussions, it was promised that the project would be completed about three months earlier. In the end, however, from my perspective, this timeline was too tight and planned without any setbacks, such as missing materials or similar issues, and seemed somewhat optimistic as part of the sales process.
In the end, we have a wonderful own home that we moved into with great joy.
What stood out positively for me:
- Due to the small size of the company (roughly 30 projects per year), there were direct lines to all contacts, who, with only a few exceptions, always acted in the best interest of the homebuilders, even towards the craftsmen. A joint solution was always found.
- Great craftsmen, all located within a 25 km (15 mile) radius of the Heilbronn region. All partners were approachable directly and very helpful, even with some last-minute adjustments on our side.
- An outstanding site manager who always listened to what were surely sometimes annoying calls from us and, on the other hand, kept the craftsmen “in check.” I believe he always found the right balance between our concerns and what was practical and feasible technically.
- A managing director who was not unwilling to personally handle urgent concerns of the homebuilders.
- An architect who found good solutions even when mistakes occurred.
- Overall, the feeling of being an equal partner in the building process, a customer and not someone begging.
- Individually planned projects, not a catalog house.
- A home built with attention to healthy living environments and sustainable building materials, without turning it into a high-end eco house.
- Even for services not included in the contract, honest opinions and advice from the builder.
Negative points, although few and, in hindsight, not reasons to change our decision:
- Sometimes heavily booked craftsmen resulted in occasional perceived downtime on the construction site (Note: this is the subjective feeling of the homebuilders – and probably a common issue for many).
- A project completion date mentioned during contract signing that could not be met in the end (given the conditions during the pandemic and considering summer holidays, the approximately 3-month delay is largely understandable).
Neutral advice that I would recommend to any homebuilder:
Beforehand, carefully review the major and costly trades such as electrical, plumbing, staircases, balcony railings, windows, shutters, and paints, and develop a sense of the possible additional costs and upgrades. All builders ultimately operate similarly, and apart from a few exceptions, usually do not include what one might personally consider standard. Accordingly, price increases due to upgrades can quickly reach five-figure amounts. However, this is a general issue, not specific to KHB.
Despite all upgrades, we had the impression that most craftsmen charged fair prices and did not try to take advantage.
If prices were mentioned before signing the contract, you can at least rely on them afterwards and avoid "wish-list" pricing (although we never really experienced that feeling).

Affordable (not cheap), completely reliable with deadlines, and high-quality as well as clean workmanship.
