My wife and I are currently planning to build a detached single-family house in the Heilbronn area, using solid construction with a full basement (since the plot has a slight slope) and a double garage.
We have already created an initial shortlist of potential companies and have had some first discussions. While we do know a few neighbors who have built with companies from the Heilbronn region, we would still be very grateful if any of you could share your experiences.
We are especially interested in:
- How reliable are the construction companies
- Were there any problems, and if so, what kind
- How detailed are the building specifications, and were there any issues or important aspects that were simply “left out”?

- Wunschhaus GmbH in Bad Friedrichshall

With the major providers, I get the impression that an "Arge" is also a type of cooperation (similar to a “building consortium”).
I am not familiar with many of the providers you listed due to regional differences and currently don’t have time for an initial review. However, I can generally say that poor websites are not uncommon among solid and capable local providers. A good sign is when pictures in the construction site gallery show the same subcontractors’ vehicles over several years: this indicates both good craftsmanship cooperation and that the main contractor regularly pays them.

We are now in the implementation phase of our building project. The shell construction is slowly approaching completion.
In my previous post, I mentioned several companies we spoke with. I would like to share some feedback on a few of them.
Overall, I strongly advise everyone to carefully review the major and costly trades such as plumbing, tiling, general flooring, stairs, electrical work, and also landscaping before choosing a provider. It’s important to estimate any additional costs arising from wishes beyond the scope of the construction specifications. These can sometimes be significant. The construction specifications are often quite basic, and unexpected costs tend to appear during execution.
However, if you have already decided in detail which type of staircase with which covering, which flooring, garage door, tile sizes, and sanitary fittings you like, you can roughly estimate extra costs in advance and try to avoid budget overruns.
Additionally, incidental construction costs—especially soil disposal during basement construction, possibly retaining walls, and backfilling after the shell is completed—are substantial amounts that should be carefully planned ahead. Very few developers provided open and fair advice here. We heard estimates ranging from the low five-figure range to very high sums. In the end, the higher estimates proved to be more accurate.
Now, regarding the companies:
Böpple Heilbronn (Master Builder House)
Excellent consultation, but it comes at a price. Fundamentally, they gave a consistent impression of honest, comprehensive, transparent advice with creative input. We decided against them because the price exceeded our budget, and another provider gave us a better overall feeling and an equally good price-performance ratio.
Müller Planbau Nordheim
Good, but somehow the gut feeling and performance didn’t fully fit. We heard some positive reviews from others about the company, but since you have to work with a builder for over a year on a new build, the personal fit is very important. Pricing was, in our opinion, mid-range. A solid standard specification was already included. We chose not to pursue them further, so the review was not exhaustive.
Wunschhaus GmbH in Bad Friedrichshall
Top consultation—although the contact person is no longer available—open, transparent, and honest. Their prices were towards the upper end, similar to Böpple. They remained among our top three providers until the end. However, we eventually found the price a bit too high, and the change of contact just before the decision made us reluctant to go back several steps and reconsider some points. Had the original contact person stayed, it would likely have been a tougher decision.
KHB-Creativ Wohnbau Heilbronn
Very good consultation and ultimately our chosen builder. Open, transparent, honest, and authentic. Their prices are also in the upper range, but they credibly deliver quality. Craftsmen we spoke to had a good impression and also praised the company. At the same time, KHB places great emphasis on healthy living environments, which was one of the deciding factors for us. Above all, the personal fit was right. I’m happy to provide a more detailed review once the build is fully completed.
kb-Wohnbau Öhringen
Good consultation, but there was always a slight feeling that some items were missing from the offer and that tens of thousands of euros could appear as additional costs during construction. One of the few providers to actively invite us to show homes and spend individual time with us to review each room. Pricing was more mid-range. When reviewing the construction specification, we found several points that likely would have raised the price.
Das Massive Heilbronn
The polite consultation by the saleswoman and the architect initially convinced us, but after the first meeting and subsequent offer, we immediately said: thank you, that’s enough. The construction specification suggested high-quality equipment, which, upon inquiry, was not really of high quality. For example, extra-high interior doors were shown in pictures. When asked if these were included, the answer was no. All extras differing from the specification were shown on two pages of a ‘strong’ addendum.
For comparison: Böpple’s complete individual offer covered over 30 pages, and KHB had 15 pages of addenda alone—with much more detailed and honest specifications. Nearly every detailed question resulted in additional costs surfacing. This led me to say: If I still have three more questions, I will probably find the next three missing items. This leaves you with no good feeling at the end. When the consultant changed, we finally ruled this developer out.
It’s a pity. If the construction specification were as comprehensive and high-level as the photos suggested, it would surely be a good builder. Pricing is in the lower range, but the question remains whether this will still hold once the build is completed.

Never responded to our inquiry.
Vogt Residential and Commercial Construction Erlenbach
Good and very friendly consultation from an experienced developer, from whom we have only heard positive things from acquaintances. I am convinced they do good work and have a good reputation. Pricing is also in the upper range.
Why we decided against them: the construction specification was a bit thin, the planning somewhat rough around the edges, and overall, from our perspective, KHB offered a better overall package.
Arge-Haus
Friendly consultation, but that was it. Also very expensive. They told us from their experience that our house would not be approved as it ultimately was “unquestioned” by the local building authority and is being built now. Therefore, we did not pursue this further. They do not seem to have much experience in the region.
Viebrockhaus
Friendly consultation, but the consultant had limited experience. Overall, a solid company with a good approach to building energy-efficient houses. We ultimately were put off by their concept of very thick insulation. Pricing was also in the upper third. Furthermore, the consultant stopped responding after the first two meetings, which, combined with the other points, led us to decide against them.

I can confirm these assessments.
During an initial meeting at a building fair, the company Das Massive made it clear to us that our budget would not work with them, and after reviewing their construction service description and comparing it with other companies, I found there are quite a few hidden costs as well.
We also contacted KHB, Wunschhaus, and Böpple, but in the end, we chose a very small company that several people in our circle of acquaintances had already built with and were extremely satisfied.
