Hello, I am currently building a prefabricated house. Unfortunately, the construction manager at the building company has been dismissed. I simply do not have a point of contact. There are defects with the windows and drywall. Inquiries are either ignored or only partially addressed. However, the construction service description clearly states: "A qualified construction manager oversees the management of the trades performed by us." These trades are part of a turnkey house. Does anyone have advice on the best way to proceed?

Hello,

my suggestion would be to first contact the managing director / owner of the company directly and ask them to provide a new point of contact within 5 working days for the reasons mentioned.

Stronger measures can always be taken later...

Hello Dirk, the managing director is now acting as the substitute site manager! And I can't reach him by phone or email... it’s hopeless.

You need to contact the construction company, as they are likely your contractual partner.

If no one answers by phone, try writing to them. If necessary, involve a lawyer. Even better, hire an independent building surveyor to document the construction defects. Also, for your own records: take photos of all defects while they are still visible.

Hello,

I would then directly notify the defects by registered mail (with return receipt) and request feedback and rectification within a specified deadline.

I have a hunch....
Was the dismissed site manager Mr. M., and the managing director who is unavailable Mr. S. from company S.?

If so... welcome to the club. I had mostly the same issues, although thankfully our house has been finished for 4 weeks (about 1 month).
