ᐅ Heilbronn Surrounding Area – Experiences with Local Construction Companies

Hello everyone,

My wife and I are currently planning to build a detached single-family house in the Heilbronn area, using solid construction with a full basement (since the plot has a slight slope) and a double garage.

We have already created an initial shortlist of potential companies and have had some first discussions. While we do know a few neighbors who have built with companies from the Heilbronn region, we would still be very grateful if any of you could share your experiences.
We are especially interested in:
- How reliable are the construction companies
- Were there any problems, and if so, what kind
- How detailed are the building specifications, and were there any issues or important aspects that were simply “left out”?

The following companies from the Heilbronn area are on our list:
- Böpple Heilbronn (master builder house)
- Müller Planbau Nordheim
- Wunschhaus GmbH in Bad Friedrichshall
- KHB-Creativ Wohnbau Heilbronn
- kb-Wohnbau Öhringen
- Das Massive Heilbronn
- Neufeld Wohnbau Oedheim
- Vogt Residential and Commercial Construction Erlenbach

Among the larger providers, we are also considering
- Arge-Haus
- Viebrockhaus

There are already several reviews of the last two companies in the forum. We are more interested in opinions regarding the local partners.

We need both sides near the A6 highway, so unfortunately that is probably too far away. The northern area would work for us up to Neuenstadt. Unfortunately, that puts us in a spot where everyone is looking…

In Bretzfeld-Schwabbach, the municipality has been offering lots in certain areas for two weeks now. That’s right next to the A6 highway.

And in Neuenstein-Kleinhirschbach there are also plots available, but I haven’t received any information from the authorities about how to acquire them (I didn’t really try either because my wife didn’t want to go to Neuenstein).

There is also Wilfried Küffner, the sales consultant for Elkhaus, who has three nice plots directly in Neuenstein.

Thanks a lot :-) We already knew about Schwabbach. However, we unfortunately don’t qualify based on the points system. :-(
A few months ago, we decided not to build new, but to renovate instead. So far, I believe that was the right decision for us.

Ah, I’m happy for you all. Good luck and above all, have fun with it. We did something similar two years ago with an apartment for ourselves in Öhringen. It’s amazing what came out of it.

I just looked at the building plots in Schwabach on J4F. In my opinion, what’s being asked for them is an absolute joke. Mainly because there are only 4 plots available.

It’s a bidding process with a minimum of €400/m2 (approximately $440/sq yd) and you also have to submit full documents for your construction project with everything included. That means you have to pay surveyors and architects for preliminary planning and might end up empty-handed. It’s ridiculous, especially considering these are plots owned by the municipality.

Sales process:
1. Applicants must submit a separate offer for each building plot they apply for. The offer must include both a purchase price proposal and an architectural planning and usage concept. The following documents are to be submitted:
- Location plan showing access, number of floors, parking spaces, and open spaces in a clearly legible scale.
- Elevations, as well as longitudinal and cross sections showing topography in a clear scale.
- Area balance: number and size of residential units, floor area ratio for building coverage, floor area ratio including ancillary facilities.
2. If applying for multiple plots, the applicant must prioritize them.
3. Evaluation takes place through a multi-stage procedure.
4. The submitted planning and usage concepts are reviewed by the municipal administration for quality and compliance with requirements.
5. If the application meets the criteria, the applicant may have to present the plans to the responsible committees in a non-public session.
6. The award decision is based primarily on the following criteria:
- Purchase price offer
- Building/ architectural/ and usage concept
- Parking and traffic concept (garages/ parking spaces)
- Age-appropriate and barrier-reduced living
- Energy standards/ operating costs
- Applicant’s references
When the bidding process concludes, the municipality decides on the award using a weighting of 60% for the purchase price offer and 40% for the planning concept. In case of multiple equivalent offers, the ranking may be decided by drawing lots.

Then it must have changed. Before, there were many more than 4 building plots, priced around 290/320 euros per m2 (27/30 USD per sq ft) and allocated using a points system. Have you checked Krautgartenäcker II?
