Hello dear community!

I am new here, so please forgive me if I have not included all the information right away. I can gladly provide more details if needed.

We are currently remodeling the upper floor completely to create a separate apartment for ourselves. My parents-in-law will remain in the ground floor. Everything will be fully separated, meaning a separate staircase, cellar partition, etc.

I have followed the guideline somewhat. I hope the information is sufficient; otherwise, I can provide more as mentioned.

House Design
Designer:
- Planner from a construction company

What do you particularly like? Why? I really like the plan. But maybe I’m wearing rose-colored glasses?
What do you not like? Why? Possibly a small children’s bathroom
Price estimate according to architect/planner:
Personal budget limit for the house including fittings: 500,000
Preferred heating technology:

If you have to give up certain details or add-ons

Why has the design turned out as it is now?
Our wishes were attempted to be implemented

What is the most important/basic question about the floor plan in 130 characters?

  • So far, I am very satisfied with the plan. It basically reflects what we envision. Still, I’d love to hear opinions—perhaps we are a bit biased.
  • The children’s room door will be moved down so that the parents’ area can be fully separated with a door in front of the master bathroom.
  • The only concern is the children’s bathroom and guest WC—I don’t see how to make them larger. Do you think this will work and look good?

Orientation:
The master bedroom and bathroom are located NE
Living room and kitchen SW

Upper Floor
Gray walls are existing structure
East and south sides face municipal roads

I am aware that the possibilities are relatively limited due to the existing structure. Nevertheless, I look forward to your suggestions and tips.

Best regards

You have received plenty of criticism. If that’s how you want it, then build that way.
Hopefully, you will stay active in this forum. Renovations and extensions are quite rare here. You will gain experience that new builders won’t have.

Good luck and smooth building.
When will you start?

Yes, here in western Austria, adding additional stories is now very common since land is scarce and very expensive.

Here as well, and probably even more so. Usually, an extra room is simply added on the ground floor and the floor above, a few dormers, and that’s it.
Raising the roof frame is already rare.
In cities and metropolitan areas, increasing density will likely be a topic everywhere in the coming years. Whether this will affect private homeowners remains to be seen.

Yes, it’s a lot of money. But it’s significantly cheaper than building new. I could also buy an apartment in the neighborhood – but then I’d only have 80 sqm (860 square feet) for €550,000.

I believe that here, some numbers are quickly thrown around and then decisions are made based on a preconceived mindset.
I simply don’t want to believe that this is the only possible solution for such a life situation and that everything else would be nonsense.
Of course, everyone can and must make their own decisions, but you don’t seem to truly reflect on the constructive criticism with an open mind. You don’t answer the “sensitive” questions — those that could dramatically affect your life (unlike, for example, an eave overhang or a small bathroom). Naturally, you don’t have to answer those, but I understood your so-called “rose-colored glasses” to refer exclusively to balcony, bathroom, and other minor issues.
If you scroll back through this thread, you will notice that you have either immediately rejected or ignored almost every point where people suggested you might be seeing things with “rose-colored glasses”... so apparently you prefer to keep wearing those glasses as they are.
No one here wishes you ill, but I somehow get the impression that you might suspect otherwise.

Here in Berlin, "shell attic units" are often sold. Sometimes there is a building permit / planning permission or a preliminary inquiry, but the rest is up to the buyer. These are supposed bargains, but in the end, they often turn into projects costing hundreds of thousands up to millions...

The layout is exactly what we’re looking for.

You can also drive about 20 minutes by car and get a bigger place.
Now you’re putting down a lot of money, but you’re very restricted because your parents-in-law don’t want any changes, you call it a chalet, visitors bump their elbows when wiping their backsides, and the kids will get wet running to their bedroom because they can’t properly dry off in the bathroom.

Convert the upper floor into a granny flat / accessory apartment, so your parents-in-law can get some rental income that they could gladly transfer to you as an additional mortgage payment.
