Hello everyone,

Although we already have our building permit (planning permission), I am still interested in how you would have done it and what you might have changed.

Development plan/restrictions
Plot size
: 1000m² (12,000 sq ft)
Peripheral development: only garage without windows allowed
Number of floors: two full stories
Roof type: gable roof
Architectural style: modern
Orientation: northeast, so the garden is in the southwest

Client requirements
We wanted space but no wasted rooms, like some houses with, for example, a gallery. A large living-dining area, since that is where we spend most of our time. The office must be on the ground floor, and we also wanted two bathrooms downstairs because when we are older, we want to live only on the ground floor. A basement is within the budget and needed to accommodate the pellet heating system and pellet storage. We are a family planning for two children. The family planning is complete with the second child.

@ypg So they already have just under 2.5m (8 ft 2 in).

You have a floor-to-floor height of 2.825m (9 ft 3 in) - 0.17m (6¾ in) floor buildup - 0.25m (10 in) concrete ceiling, resulting in 2.405m (7 ft 11 in). If the concrete ceiling is changed to 0.20m (8 in), then it will be 2.455m (8 ft 1 in). Does the 0.17m (6¾ in) on the ground floor already include the floor covering? If not, you may need to subtract another 2–3cm (1 inch).

I’m currently trying to find a counting rhyme to decide which of your calculations I (don’t) follow.

The +0.00 measurement should be the finished floor level of the ground floor; +2.825m (9 ft 3 in) is the finished floor level of the attic (see plan drawing top view of the entrance area). Subtracting the ground floor ceiling or attic floor thickness of about 25cm (10 in) gives: 2.825m - 0.25m = +2.575m (8 ft 5 in). Then subtract approximately 7cm (3 in) for the attic floor (that seems quite low—no underfloor heating?) which gives: 2.575m - 0.07m = +2.505m (8 ft 3 in) clear height. Adding plaster on the ceiling, etc., gives approximately 2.48–2.49m (8 ft 2 in–8 ft 2 in), in my estimate.

I might be slightly off with the calculations, but the original poster can clarify.

282 cm (9 ft 3 in) .... but then 14 risers at 19 cm (7.5 inches) for the staircase are not correct.
