ᐅ Architect fees? How much did you pay? What is a typical cost?

We are just at the very beginning of our planning process. We have now received a quote from the architect for the design of our semi-detached house. €8,100 for 3 design versions (meaning if the house needs to be completely redesigned three times).

What do you think of this price? That would be €4,050 per half of the house. Is this a reasonable price? What did you pay your architect?

There is not enough information to make a judgment. Use an HOAI calculator as a reference. Enter the eligible construction costs with the average rate and phase III, and it will show you the fees an architect is allowed to charge according to HOAI for each phase, plus 3-5% additional expenses.

We commissioned up to service phase 4 (€4500, not according to HOAI); after that, our construction coordinator took over.

As mentioned, there is too little information about what the architect is supposed to do. You can’t expect much for 4000€ (approximately $4,300).

Approval planning? Detailed construction planning? Or just three drafts?

What about structural engineering, energy saving regulations, etc.?

To protect yourselves, familiarize yourselves with the topic first. Then ask if the price is appropriate.

For which design phases exactly? Are you sure you are interpreting the three designs correctly?
Is the semi-detached house a mirror image layout or is each side individually designed?
First of all, congratulations on the smart decision to use a single architect for both sides of the semi-detached house!
