Hello everyone,
After reading quietly for a while and really appreciating all the ideas shared here, I’d like to bring up a topic and hopefully get some feedback, suggestions, and ideas!
I am 34 years old and originally from Munich, where I was born and raised.
Currently, we (my wife and I, with a child on the way, my sister and her partner, as well as my parents) are discussing whether to completely rebuild on our plot of land (currently occupied by a single-family house / 1000 sqm (0.25 acres) / 20 × 50 m (65 × 164 ft) / no zoning plan). The idea is to build a fairly modern house with two spacious living areas (each with its own terrace overlooking the garden, large living and dining areas, etc., and about 200 sqm (2150 sq ft) of living space), including an underground garage and a basement. A granny flat (or accessory dwelling unit) is also planned to be integrated.
I would like to start a discussion based on these ideas and am looking forward to any input or constructive criticism.

Good evening. Due to the holiday period in Bavaria, no further appointment with the architect has taken place yet. However, the next meeting is scheduled for next week. Various topics regarding the exterior design still need to be discussed. Floor plans will be refined. The window planning will be completed as far as possible, and so on.
This week, we had a very good and positive meeting with our financial advisor, which is also important in this case.

So, after some time has passed, here is a brief update.
At the moment, we can say that the building structure itself has been tailored to our needs. The total length is a little over 24 m (79 feet). The gross floor area (GFA) amounts to about 710 sqm (7,645 sq ft). Based on this and the already determined layout (underground parking including basement / two storeys plus a recessed top floor with flat roof / number of bathrooms / elevator / etc.), the current cost calculation has been prepared in parallel.
Since we were not very satisfied with the proposal for fully glazed balcony and roof terraces, a different concept will be presented to us next week (we are curious to see). Our change requests continue to be incorporated into the window planning (regarding size, location, and so on). However, since this item was generously budgeted, there should be no problem, for example, with floor-to-ceiling window or terrace elements. That is also why I asked a question in a subforum. In any case, the windows will be wood-aluminum composite. The HVAC topic is now being addressed more intensively as well. Gas is our only option for supply, so a combined heat and power plant (CHP) is being considered.
Additionally, there will be a short-term meeting with our tax consultant and financial advisor to finalize the overall framework and the best way forward.
If everything goes well, the building permit (planning permission) application can be submitted within the next two months.
However, this will still involve many appointments, discussions, and a lot of time!
