Be sure to draw the desired furniture to scale.

Why are you positioning the house so far back? Every centimeter (0.4 inch) away from the street costs money.

Ah, ok...
I’m not aware that financial economists are particularly creative when it comes to design planning.
However, I also don’t believe they claim to be able to do everything.

If we are only supposed to approve the draft here, this is the wrong forum.

I have a slightly different view than 11ant regarding the garage. Having a garage directly attached to the house is extremely practical.
I agree with that – however, it is important to balance the idea that "a garage close to the house is practical" with the question, "is it also practical to physically connect the house and garage?" Many issues related to site layout can quickly be resolved by reconsidering the rigid connection between the house and garage.

Let me put it this way. For me, not having the garage attached to the house in a new build would not be an option. The practical aspects clearly outweigh other considerations. It cannot be denied that this sometimes leads to difficulties with the layout and positioning.

In this case, though, you have to accept a compromise.
But it won’t be as difficult if you position the garage on the south side and arrange the entrance and terrace cleverly.
@11ant is not necessarily referring to a shared wall, but the connection or passage between garage and house.
Since we’re talking about a 130sqm (1400 sqft) house here, too much floor space is lost that the house—if detached—could otherwise use for living purposes.

I generally mean anything that creates a rigid connection between the building structures and thereby makes them unnecessarily bulky as a whole, when they would each be better suited to the site if considered separately.

I am not against connection doors, just questioning them.

And very persistently so
I understand that: I am the same after all
