ᐅ Room Layout on the Ground Floor (Renovation of an Older Building)

Hello everyone,

We are still working on finding the best floor plan for the ground floor. Since there have been some changes in the previous planning and we have become more flexible, I have started a new topic. To avoid any questions about this, here is the questionnaire.

We have considered various options for the floor plan, but are not yet 100% satisfied.
In general: We will bring the glass front in the hallway forward to enlarge it so that it aligns flush with the exterior wall. As already mentioned, we are removing the toilet. The chimney flue in the master bedroom will be removed. In the current floor plan, I have marked load-bearing walls in red (as far as we know so far). The area marked in blue is not cellar space, so water connections etc. probably cannot be relocated there. However, there must be a water supply/drain in the wall between the kitchen and dining area, as there is currently a washing machine there. Unfortunately, this is not marked in any plan and I haven’t been able to verify it yet. In principle, we are open to wall openings or new window openings if possible and within the budget.

Version 1 (without image): Room layout as before, only shift the wall between children’s rooms and master bedroom to adjust the size. Hallway as official dining area, possibly a smaller table at the dining spot. Opening through the wall between kitchen and dining area.
Disadvantage: despite removing the toilet, the vestibule is small, and the kitchen is difficult to furnish.

Version 2: Kitchen in the master bedroom area, 2 children’s rooms facing east
Advantage: large kitchen with island possible, dining area directly in front, direct access to terrace
Disadvantage: children’s rooms face the street (although it is hardly trafficked), one with window facing north (and east), still no nice hallway/vestibule possible

Version 3: different location for the bathroom
Advantage: children’s rooms remain the same
Disadvantage: kitchen moves away from terrace again and is difficult to furnish, small vestibule

I hope this was not too much text and that all necessary information is included. Do you have any other ideas?

Does no one want to say anything here? Too little information or too much?

I’m sorry about that. There’s a lot of information, but I just can’t interpret the drawings. Maybe a hand sketch would have helped more here. Some rooms are not labeled, the stairs look strangely small and it’s unclear where they lead, the exterior walls are shifted in an existing structure without any apparent reason, and not all the requested rooms appear in the design, and so on.
This doesn’t really encourage the interested reader to delve into it.

The staircase is the size shown in the drawing, and to make it clearer, I’ve labeled where it goes up and where it goes down.
I assumed the rooms are recognizable from the description and the furniture layout, but we are still flexible with the planning anyway.

Overlay the plans — then you can see for yourself that the top edges in the "middle" are different.

Well, I'm just saying what I think is why no one is answering here. But maybe everyone just has no idea.

I would recommend taking the plans from the old thread and drawing in by hand what you’re thinking. Then take a photo of that and post it again.

I quickly made two sketches, but without windows and only showing the exterior dimensions.
