Why does the design look like it does now? Example:

The house was originally designed larger by my sister’s planner, together with the planner. It was then reduced to 160m² (1722 sq ft) living space.

What is the main/basic question about the floor plan in 130 characters?

We are financing with L-Bank, so only 160m² (1722 sq ft) of living space is allowed. We tried to include everything we want.
What do you think about the design? What can be changed or better distributed?

In the third attachment is the bathroom with sauna, but the passage is difficult. Do you have any ideas on how to design the bathroom so everything fits?

We are not sure which terrace windows to choose, so the alternatives are shown upstairs.

The terrace faces the garden and west.

That’s why I said that a meter would be possible on a garage about 4 meters (13 feet) wide. I was referring to the 3-meter (10 feet) boundary construction limit, not to garages in general. I wrote that a bit unclearly, sorry.

Yes, but even in the way I interpreted your statement, you would be right in some cases. Our general contractor told us that in this region, each building authority interprets the law differently. In one place, the boundary structure (garage) is not allowed to exceed 3 meters (10 feet) in height, regardless of the garage’s width; in another, a partition wall must be built on the 3-meter (10 feet) line inside the building (a drywall partition is sufficient, which was initially required by our building authority but later accepted without it); and in yet another location, maintaining a 3-meter (10 feet) distance alone is enough…

Ultimately, it doesn’t really matter and is rather odd to discuss the use of garage roofs when the house design is still in its very early stages.

Hello everyone, thanks for the comments and criticism. Much of it is valid, some not, probably due to missing information. I haven’t added dimensions yet.

North is to the right of the garage.

I will try to change the access to the bedroom.
No idea about the projection into the garage. I will address that.

The sauna will be removed!

The bathroom is currently being designed without any slopes.
The hallway would be quite narrow if I move the wall forward and place the chimney in the child’s room.

I know the utility room is inconvenient, but I have no space inside the house. If I put it on the ground floor, I would have to enlarge the upper floor, and then the total area would be over 160 square meters (1,722 square feet). But where else could I put it?

For my TV, the distance is fine.
