Since yesterday, we own a plot of land north of Stuttgart. Probably one of the most expensive areas to build, alongside Bavaria. Next week, we are meeting a freelance architect, and I already have a headache thinking about the prices he will mention. I’ve contacted two developers so far, and both have given estimates way beyond what I expected (over 600,000), making me think that would only cover a shipping container with an awning.
Enough rambling (sorry). Here are the details, ideas, wishes, budget, etc.:
Single-family house with at least 140-160 sqm (1,507-1,722 sq ft)
Plot: 402 sqm (15x27 m / 49x89 ft approx.)
Big wish: basement or partial basement
Double garage: attached to the house
Roof: no preference; neighboring houses have both gable and shed roofs
Fireplace
Balcony
Simple architecture, no fancy features like round rooms
Kitchen with an island
Trades included: heating/plumbing + painting + all sheet metal work (family companies)
Budget: here it comes, haha – 450,000 all in, excluding the land
What did I forget? Haha.
Is this feasible? Very unrealistic? Any suggestions for savings? I think the basement will be the tricky part.
I’m open to any input.

Garage and basement are not feasible within the budget near Stuttgart.
Maybe if you avoid any major cost drivers in the house, a garage or basement could be possible.
Be careful with the cost estimates from architects. Last fall, two users had significant issues where the architect’s estimates were off by six figures.

Don’t worry. A budget of 500,000 is sufficient if you manage the construction yourself and the architect only does the design. The garden isn’t included, but everything else is covered with high quality. However, personal effort is necessary.

The architect needs to learn about you and your lifestyle before even suggesting any numbers. If they don’t ask about this and immediately start creating plans, forget it right away. You can prepare for the appointment by collecting pictures of houses and floor plans from the internet into a document, along with explanations of what you like and why you would enjoy living that way. Include your daily habits, future plans, and how you want to live. Consider the importance of natural light, spatial volume, peace and quiet, family members, guests, private retreat areas, favorite activities, and quality time...
Think from the inside (you) outwards (the shell, the house). The architect’s job is to find the right synthesis. Good residential architecture doesn’t have to be expensive or filled with unnecessary extras. It serves to improve the quality of life of the individuals living there.
Giving a budget estimate for “large kitchen,” double garage, basement with such and such square meters is like a lottery ticket.
