Good evening everyone,
Since yesterday, we own a plot of land north of Stuttgart. Probably one of the most expensive areas to build, alongside Bavaria. Next week, we are meeting a freelance architect, and I already have a headache thinking about the prices he will mention. I’ve contacted two developers so far, and both have given estimates way beyond what I expected (over 600,000), making me think that would only cover a shipping container with an awning.
Enough rambling (sorry). Here are the details, ideas, wishes, budget, etc.:
Single-family house with at least 140-160 sqm (1,507-1,722 sq ft)
Plot: 402 sqm (15x27 m / 49x89 ft approx.)
Big wish: basement or partial basement
Double garage: attached to the house
Roof: no preference; neighboring houses have both gable and shed roofs
Fireplace
Balcony
Simple architecture, no fancy features like round rooms
Kitchen with an island
Trades included: heating/plumbing + painting + all sheet metal work (family companies)
Budget: here it comes, haha – 450,000 all in, excluding the land
What did I forget? Haha.
Is this feasible? Very unrealistic? Any suggestions for savings? I think the basement will be the tricky part.
I’m open to any input.

Double garage: attached to the houseWhat is the main purpose of having the basement? Connecting doors between the house and the garage determine the positioning of the building parts relative to each other – the smaller the building plot, the bigger the challenge for the design.

Is anyone by chance building a house in the area or has recently finished one? We are also "near Stuttgart" – about 40km (25 miles) away. Although our house isn’t completely finished yet, we already know about 95% of the costs.
First, you’d need to define what “complete” means.
We are building 185m² (2,000ft²) plus a full basement (with natural daylight) and a partly integrated double garage.
If I work backward and assume your living area is only 25m² (270ft²) smaller, so about 50,000€ – 65,000€ less, then I have to say that 450,000€ is quite far off.
Of course, it really depends on what you mean by complete.
Kitchen, landscaping, and furniture for us are already well into six figures and naturally add on top of the house price.
