ᐅ Is a turnkey construction project with a budget of 230,000 USD realistic in the Saarland region?

Hello everyone,

We finally want to have our own home. The plan is, or what should be included:
- 2 full floors with about 140 - 145sqm (1507 - 1561 sq ft)
- Turnkey delivery excluding floor coverings and painting of walls
- Air source heat pump including underfloor heating
- Foundation slab
- Solid or prefabricated house doesn’t matter
- KfW 55 standard
- No garden, garage, or exterior landscaping

Our budget is 230,000 Euros just for the house. Land and additional construction costs will be separate.

We have an offer from Massa Haus that fits this range, but I’m not completely confident about it.

Is our building project even feasible?

So by "upgraded," do you mean "beyond the standard"? If so, then actually not. But doors are included.

Are they? If you mean your photo in #19, which gives us all a stiff neck, I have to say it’s too much effort for me to identify the footnotes and such with my head bent, as the contractor probably intended in their offer.

Determining what is ultimately included and what must be provided on site (at whatever cost, whether materials, tradespeople, or tools/rental, as well as the double burden caused by delays in moving in) is your responsibility. We can only make you aware of this.

So, if I understand the offer correctly, the house will be completed on the outside, and the inside will be provided with screed. The remaining interior work is to be done by the owner. The materials for this will be supplied. However, the quality of the supplied materials is not specified.

And that’s exactly the point. It basically means "the cheapest option that is still technically acceptable and does not contradict the contract text."

By the way, off-topic: I just received an offer from a general contractor. It states regarding the clinker bricks, "well-absorbing clinker bricks for a maximum of €600 per 1000 pieces, to be sourced through dealer X, contact person Mr. Y. Poorly absorbing clinker or different joint colors will cost an additional (unspecified) charge."

That’s how business works. The cheap, absorbing brick quickly becomes a "well-absorbing" one, the base price for the brick is unrealistically low, the source is imposed, and even a color change incurs an extra fee, although this is completely irrelevant for both the material and the installation.

What about things like satellite and LAN wiring? Those will also be added on top. Not a huge amount, but every little bit counts.
