Our family has reserved a plot of land, and we are now considering how to position the townhouse with a carport or garage for one car on the site. The plot is 718 m² (7730 sq ft) and is marked as number 78 in the picture.
The house is planned to have 160-170 m² (1722-1829 sq ft) of living space and two full stories.
What is the best way to position the house? The family consists of two adults and two children (ages 3 and 1).

Well, I’ll start with the most obvious, right?
This is a box-shaped building of about 10x11m (33x36 ft) plus a 6x6m (20x20 ft) parking space. The bottom of the plan faces south.
With 10x11m (33x36 ft), you’re looking at roughly 175m² (1885 sq ft) – of course, it can be narrower, too.

I also agree on the location. A house width of 9.50 meters (31 feet) works well in the east. I would personally prefer a narrower width and a longer layout. But basically, it doesn’t matter, the location in the east is fine 🙂
P.S. The 4 meters (13 feet) with two corners wouldn’t have been worth mentioning 😉

That’s something you should read before making a reservation.
A two-meter (6.6 feet) slope across the width of the lot is also quite significant...

A two-meter (6.5 feet) slope across the width of the plot is also not insignificant... Although the development plan states "1+", many homeowners have built two full stories plus a terrace. This is how they bypass the 1+ regulation.
I have an appointment with the construction company today. I will keep you updated on how it goes with two full stories and a two-meter (6.5 feet) slope. Thanks to everyone!
