We are still at the very beginning of our planning. A key question is: What can we afford?
About our project:
- Plot of land available (Marburg/Gießen area)
- Single-family house (1.5 or 2 stories)
- KfW55 standard or higher
- 140 m² (1,507 sq ft) or more
- ideally brick-faced
- standard fittings
- basement
- garage or carport
- turnkey or “almost finished”
- reputable provider ;-)
To the experienced homebuilders: What total budget should we plan for? As mentioned, the plot is already available.
We would be very grateful for feedback, experiences, and any tips.

140 sqm (1,507 sq ft) x 2,000 EUR = from 280,000 + brick veneer 20,000 + everything exceeding KFW 55 standards
Basement = from 60,000
Garage = from 25,000
Carport = from 12,000
Additional costs = 20,000

The building plot is free of encumbrances. Monthly income is over 4,000.
We have already painted the basement. The cost factor is simply disproportionately high. The 60,000 euros were confirmed to us today in an initial offer.
The garage is expected to be somewhat cheaper.
Does anyone have experience or a rough idea of how much the actual purchase price (as mentioned: standard equipment) differs from the "bait prices"?

Single or double garage? Solid construction or is a metal shed sufficient? Gable roof? Brick-clad? Attached to the house?
We have a double garage with a 5m (16.4 ft) sectional door, attached to the house, and a gable roof (including a large storage area in the attic). You’re looking at a starting price of around 40,000.
In addition, you should budget at least 20,000 for the exterior work. Rainwater drainage and a splash protection strip are mandatory from the start. Paving the driveway/yard, entrance platform, terrace, garden/lawn, and privacy screening (hedges/fence) could be done later, but I strongly advise planning them right from the beginning.
Regarding your last question, I can’t say. We planned freely with an architect and then built with a lot of personal labor.

You will receive a building and service specification, so you can see for yourself what you’re getting for the price. Basically, it will cost around 2000 euros per square meter (approximately 186 USD per square foot), and for the garage, it really depends—make sure to ask for a separate quote as well.
