Hello dear forum,
We are still at the very beginning of our planning. A key question is: What can we afford?
About our project:
- Plot of land available (Marburg/Gießen area)
- Single-family house (1.5 or 2 stories)
- KfW55 standard or higher
- 140 m² (1,507 sq ft) or more
- ideally brick-faced
- standard fittings
- basement
- garage or carport
- turnkey or “almost finished”
- reputable provider ;-)
To the experienced homebuilders: What total budget should we plan for? As mentioned, the plot is already available.
We would be very grateful for feedback, experiences, and any tips.

If you decide to build without a basement, keep in mind that you will need to plan for replacement space. Allow at least 10 sqm (100 sq ft) more, and even more for a house without an attic (such as a townhouse).
There are no bargain offers. Many are satisfied with the basic standard. Others start adding extras like colored windows, external blinds (also called roller shutters or venetian blinds), and a chimney, which increases the cost. Where you end up depends on your choices.
Our house price increased from 150,000 to 190,000 (additional costs for electrical work, plumbing, and tiling were added on top). If we had found a provider offering more features for 200,000, we would probably have ended up around 205,000.

Here’s an update after the initial “exploratory discussions”:
- The basement will be dropped because the costs simply skyrocket with it.
- Instead, there will be a second utility room, which will later be used as a laundry room.
We already have some initial quotes for so-called catalog homes. We can also now imagine building a wooden house again (this was originally planned but then dismissed). We found a provider who gives an excellent impression. The price is 215,000 euros for a shell and core house. So, we would need to contribute some work ourselves. That’s not a problem skill-wise, but it is a matter of time.
Our total budget is 300,000 euros “all-in,” excluding the building plot. If I deduct 20,000 euros for additional costs and contingency, another 10,000 euros for a garage, and another 10,000 euros for the landscaping, that leaves us with 260,000 euros. That’s quite tight.
What do the experienced home builders think? Is this realistic, or should we plan for more money?

NicoUndFamily17 Jun 2018 10:26The foundation slab is already included in the house price. A good friend will handle the groundwork for me at cost price. I had already budgeted 10,000 euros for the landscaping.
