Hello everyone,

about a year ago, we started planning, but have now almost completely discarded and redone the house concept... Since our second child is on the way and our current apartment is too small, we need to speed things up... The plot is already secured. (Plot 5 top left).

Development plan/restrictions
Plot size: 954 m² (10,267 sq ft)
Slope: no (completely flat)
Floor area ratio/stories, etc.: all according to the development plan...

Homeowners’ requirements
- modern style
- no basement
- two adults + 2 babies
- adult and children's living areas should be separable later on (i.e., initially everyone sleeps upstairs, but when the children are older, we will move to the ground floor and the children will keep the upstairs)
- not many overnight guests
- open kitchen with island
- number of dining seats: 6–10
- space requirements: ground floor 132 m² (1,421 sq ft) and upper floor 113 m² (1,216 sq ft) (sounds like a lot, but there are some rooms intended as cellar substitutes)

House design
- designed by us but then drawn by architects
Positives:
- somewhat sheltered terrace (protected from views and wind)
- wall upstairs between foyer and hallway is optional (not built yet, possibly later to separate two living areas)
- parents’ and children’s areas can be separated later (parents on ground floor, children upstairs)
Negatives:
- large foyer upstairs
Personal budget limit for the house including fixtures: 450,000 (excluding land)
Preferred heating system: gas or air-to-water heat pump

If you have to give up something, which details/features would you do without?
- Can give up: I already sacrificed my fireplace and the basement
- Can’t give up: terrace with southern exposure

Why is the design like it is now?
- It should be protected from views from the street (southeast) and from wind (west)
- The terrace should also not be visible from the street right away

I was referring to the entire suite with 27 sqm (290 sq ft). With slight modifications, a small secondary apartment or kids’ room could fit in this area. During university years, a kitchenette would be added, and the external entrance would see more frequent use.

Hello everyone,

So, we have almost finalized everything and are at a total cost of 515,000 gross (including bathroom fixtures, kitchen, new sofa, new dining room furniture, plus some new lighting... we will keep the rest of the furniture for now).

We saved a bit on the windows (only two lift-and-slide windows instead of four... one fixed glazing and one fixed glazing with a standard door), interior doors (we chose Astra CPL doors here), exterior doors (removed fingerprint sensor and other extras...), flooring (on the ground floor, we went with oak wide-plank flooring, but a more affordable option from a specialist store, not a DIY store; upstairs vinyl flooring—which is better for the kids anyway compared to parquet), and electrical work (no smart home system).

We allowed some leeway in cost estimates for earthworks and the shell construction (here we anticipated larger volumes...).

Work starts tomorrow.

Cool, it’s great that someone is sharing information. Keep us updated! Since we are also starting the tender process, could you tell me how much you are paying per square meter of window and what type you have? Also, what are your total costs for electrical work, external blinds (or whatever you have), and plastered facade?

Brilliant large cabin. If the price fits your budget, that’s great. You can always add more features later. Some of our lamps aren’t installed yet either.

@11ant: No final decision yet... But it will probably be concrete after all... Although I couldn’t find any technical or practical downsides anywhere (like the staircase wobbling, etc.)...

@Karlstraße: Yes, the tenders are already completed. Windows are about to be awarded. We are choosing plastic (PVC) windows, anthracite on the outside and white on the inside. It’s hard to give a price per square meter. Here are a few net price examples (triple glazing, branded profile, including installation and exterior window sill):
- Lift-and-slide window RC2 (with P4A glass), 4 x 2.45 m (13.1 x 8 feet): 4800 to 5100 € net
- Fixed glazing RC2 (with P4A glass), 3.13 x 2.45 m (10.3 x 8 feet): 1600 to 1900 €
- Standard window RC1N: 1 x 1.3 m (3.3 x 4.3 feet): 325 to 470 €
- Double window RC1N: 2 x 1.3 m (6.6 x 4.3 feet): 642 to 943 €
- Window door element RC1N: 1 x 2.45 m (3.3 x 8 feet): 525 to 795 €
Prices do not include blinds or venetian blinds (there are also big differences there).
Venetian blinds, for example 4 x 2.28 m (13.1 x 7.5 feet): 1163 € (basic slats) up to 1720 € (slats with light guidance function)
Electric motor: 115 to 190 € net
Electric installation: approx. 18,000 € net → only sockets, wiring, light switches (some dimmers), electric blinds (without motors – those come with the windows), heating controls, 20 ceiling spotlights, simple door intercom (without camera), CAT network, satellite network, no KNX or smart home system, Gira E2 system.
Plaster facade: Offers are with my architect/father, I don’t have them on hand right now (will provide later).
