ᐅ Daylight Entry – Electric Roller Shutters Do Not Close Properly

Good day.
I had electric roller shutters installed in my new apartment (retrofit).
Now I have noticed the following and have already informed the roller shutter installer.
- In the bedroom and the children’s room, not all slats close properly. In the bedroom, it’s 3 slats, and in the children’s room, 2. Naturally, light comes through here.
- Additionally, I get a lot of light coming in (from 5 a.m. onward, because it’s the east side) because the side rails don’t extend all the way down to the windowsill, but stop about 3 cm (1.2 inches) before it!
So, on the right and left sides, light shines strongly through a gap of about 3x1 cm (1.2x0.4 inches).

The roller shutter installer says these side rails must not go all the way down to the windowsill because of rain. But 3 cm (1.2 inches) is quite a lot!

Of course, I don’t expect complete darkness, but something reasonable. However, with these large gaps on both sides plus the slats, it’s impossible to sleep from 5 a.m. in the summer...

What can or should I do now?

And I would seal the rail itself on the inside of the facade using acrylic or silicone.

Yes, I will fill the gaps between the wall and the guide rail with white silicone.
I will have the guide rail lowered to just 1mm (0.04 inches) above the window sill.
Regarding the slat, the roller shutter installer says he needs to claim this with the manufacturer...
It will take 4 weeks. The roller shutter must be removed and reinstalled.

My neighbor thinks the roller shutter is not properly rolled onto the motor. That’s why not all slats close fully...

Good day.
Unfortunately, I am having some issues with my roller shutter installer.
I bought a condominium where the original manual strap-operated shutters were converted to electric ones.
Now I have three problems. I have already reported some of them partially.

1) The slats do not all close evenly! According to the roller shutter installer, replacement parts will come from the manufacturer. So they will be exchanged. It will take a while, but I can live with that.
2) The aluminum guide rails on the right and left only extend down about 3cm (1 inch) to the window sill.
This means there is a 3cm (1 inch) gap on each side where strong light shines through early in the morning.
I have been sleeping with a sleep mask for two weeks now because it is that bright. My apartment faces east on the upper floor, and the sun starts shining in from 5 a.m.!
I understand that shutters are never completely lightproof, but such a floodlight in the morning is extreme. In my old apartment, I never had such problems with manual strap-operated shutters, which blocked out light about 99%.
The roller shutter installer has to discuss this with the building supervisor first. Apparently, the supervisor ordered that the aluminum guide rails should not extend fully—or only about 5mm (0.2 inches)—down to the aluminum window sill. But a 3cm (1 inch) gap is quite large.
This issue is still unresolved...
3) According to the inspector at handover, at least one window must have a manual strap or hand crank-operated roller shutter for a second emergency exit.
This has apparently been the rule in Bavaria for a long time. Neither the roller shutter installer nor the building supervisor knew about this.
Now the problem is who will pay for the retrofit... If either the building supervisor or the roller shutter installer had told me about this during the quoting phase, I would have left one window with a manual strap-operated shutter.

I did not think that roller shutters would cause so many issues...
It is quite stressful.

Attached are 2 photos of the sliding tracks.
One is from my place. These end where the windowsill begins, leaving about 2cm (0.8 inches) of gap until the windowsill where light enters!
The other photo is from the neighbor’s new build, where the sliding track extends almost all the way down to the windowsill. According to the neighbor, there is hardly any light coming through there!

Is my sliding track installed correctly? Visually, it looks “nice” as it is flush with the top edge of the windowsill upstand.

Your roller shutter installer should relearn the end points; this should resolve many of your issues.
