ᐅ Quick questions about a prefab house quote?

Hello,

we have only attended our first construction consultation to get a quote.

The only differences are no conservatory, an air-to-water heat pump, and a carport with an extended roof along the length of 8m (26 feet).

The total price for this would be a hefty 215,000 euros.

What interests me now, and where I’m not entirely confident, is why this house is so expensive. A couple of friends built a similar house, brick by brick, for 180,000 euros.

Best regards & thanks

I should add that we signed a separate design contract in October, after which the architect started working on the preliminary design. The detailed construction planning took place after the signing of the construction contract.
And how long did you wait for the building permit / planning permission?

An approved building permit / planning permission is really overrated,...

It’s definitely a great price. Based on the information given above, I would sign without hesitation. You probably can’t go wrong!

What do you think about the purchase price of €215,000?
It’s a KfW 55 house, 127 sqm (1,367 sq ft), thermal insulation concrete slab, air-to-water heat pump, chimney, stove, extended roof with an 8 m (26 ft) long carport.

In my opinion, this price is not feasible; not even in Thuringia.

In what way is it not feasible?
As mentioned, it’s not a turnkey delivery; we plan to have tiling and other finishing work done by acquaintances.

Flooring and painting work are rarely included in the “turnkey” offer. These are only listed in the scope of construction services by very few house providers...
