we have only attended our first construction consultation to get a quote.
The only differences are no conservatory, an air-to-water heat pump, and a carport with an extended roof along the length of 8m (26 feet).
The total price for this would be a hefty 215,000 euros.
What interests me now, and where I’m not entirely confident, is why this house is so expensive. A couple of friends built a similar house, brick by brick, for 180,000 euros.

In my opinion, this is a quite normal price. You can expect a price per square meter of 1500 - 2100 euros per square meter (depending on the fixtures and finishes, of course, it can be more expensive). Prefabricated houses are usually a bit more expensive than a house built with masonry.

When did your friends build their homes? What kind of houses did they build? Who did they work with?
Prefabricated houses are usually a bit more expensive – although I don’t find €215,000 for a 138 m² (1,486 sq ft) house (and Fingerhaus is not exactly a discount brand) to be too expensive.
I would definitely clarify exactly which services are included and which are not.
Also, ask your friends in detail what they did themselves and what specific features were installed where.
While you’re at it, ask if they have any tips, mention that they built affordably, and compliment how nice their house is – that will make them happy. But it’s better not to bring up mortgage interest rates.

We were just very surprised by how the total amount added up, especially since we did a lot of online comparisons and found offers like the Allkauf House Life 6 for just under 154,000€ (euros).
Okay, it is KfW 70 and ours is 55, but the extra cost can’t be that high.

The described house from Allkauf Haus is "technically finished," meaning there is still quite a bit to do. Take a close look at the detailed building specifications and compare them. Once both houses are equipped identically, the difference won’t be that significant anymore. However, in my opinion, Fingerhaus is also a popular house builder with a good reputation.
