ᐅ Quick questions about a prefab house quote?

Hello,

we have only attended our first construction consultation to get a quote.

The only differences are no conservatory, an air-to-water heat pump, and a carport with an extended roof along the length of 8m (26 feet).

The total price for this would be a hefty 215,000 euros.

What interests me now, and where I’m not entirely confident, is why this house is so expensive. A couple of friends built a similar house, brick by brick, for 180,000 euros.

That is true, of course. So far, the feeling during the conversations has always been very positive; one felt supported and understood. But well, these are standard sales tactics.
My parents immediately started saying that with such an exorbitant price, it would make sense to hire an architect right away.

You don’t choose a prefab house to save money. It only becomes cheaper if you, for example, take on the interior finishing yourself. If you go to a builder who constructs a turnkey solid house for you, it won’t be more expensive either.

I understand that, but I simply don’t want to be taken advantage of financially or in terms of quality by a builder.
We’re already doing the fleece and painting work ourselves.

How about getting three roughly comparable quotes (considering BB!) and, if possible, having them reviewed by a professional.

Prefabricated houses have the major advantage that the house is usually assembled within 1-2 weeks because the prefabricated components are simply delivered and lifted into place by crane, and the builders only need to connect the parts. This is of course not possible as quickly with traditional masonry construction and is also heavily dependent on weather conditions. In heavy rain, frost, and similar conditions, some tasks cannot be carried out. Since masonry construction involves various trades, subcontractors, and so on (of course, most architects also offer construction management services and basically take care of this), it often takes longer than expected because construction delays frequently occur. Either a part is delivered late, or a subcontractor has to reschedule appointments. With a prefab house, appointments are made as well, but since the overall construction period is much shorter and the companies work consistently with the same suppliers (whom they know well), the likelihood of delays is much lower.

Once the shell is completed, the remaining work for both prefab and solid construction is basically the same, such as flooring, electrical work, plumbing, plastering, and painting.

In terms of price, there is not much difference between prefab and solid construction. And where prefab houses are slightly more expensive, the difference is usually recovered quickly because you stop paying rent earlier when the house is finished faster.

Prefabricated houses are usually assembled within 1 to 3 days. However, the installation date must not coincide with frost, strong storms, or similar conditions. After that, the house is weather-tight.
