ᐅ Utility Room / Technical Room on the Upper Floor – Opinions?

Hello everyone,

We are currently planning our house. My idea is to place the utility room with the gas boiler, ventilation system, washing machine, dryer, electrical panel, etc., on the upper floor.

Our house will be built without a basement, and since we want a double garage, it will be integrated into the house. This way, we would have more space on the ground floor, and I wouldn’t have to design the utility room too small.

If you decide to do this, pay close attention to soundproofing during the planning stage. Topics like ventilation systems and, of course, washing machines all create some level of noise, humming, and vibrations.
Additionally, installers will need access to your upper floor for maintenance, etc. (which I don’t find particularly problematic).
But if the layout otherwise allows it… why not.

We are mainly concerned about the additional space on the ground floor. The soundproofing is a good idea. Next to the utility room there will be the bathroom, and in front of it the bedroom. I will discuss this further with the architect. Thank you.

Do you really need the multi-purpose room? We have a utility room on the ground floor (which also houses the washer and dryer) and a laundry room on the upper floor for ironing, sewing, etc.

Many terraced houses have the gas boiler installed in the attic, so this is quite common. However, you need to consider that the main service connections are still located on the ground floor and require space there. The utilities then have to be routed upstairs through a suitable shaft. It is also necessary to check the requirements set by the utility providers. The meters will likely still be installed very close to the main connection on the ground floor.

Since a storage room on the ground floor is practical anyway, I would plan the technical room on the ground floor and the utility room as such on the upper floor.
