Barny has received a really comprehensive offer.

For me, after a brief phone outline of my ideas, a sketch of a floor plan concept, and two follow-up inquiries, it looked exactly like this:

Dear Mr. W........
I have just received the cost estimate for your bungalow and wanted to inform you of the price.
Based on the documents provided, the investment sum will likely be around €89,400.00, and an additional €4,000 to €5,000 must be added for the 40 cm (16 inches) wall thickness stone to meet the KfW 40 standard.

It can definitely be done cheaper.
But it’s hardly possible to get it any cheaper than that.

What is not included are screed, interior and exterior plaster, heating, electrical work.

What I have experienced so far is really bad.
I describe my expectations for the house quite precisely during the initial phone call,
including craftsmanship, financial, and time constraints, and after several follow-ups,
I get a price shouted back in two sentences.

No detailed offer about the services
No question if I have any questions regarding the email
No suggestion for a personal meeting or contact
Nothing…

Your offer does include a few more words…
but what about drywall? The sheet metal work? Zinc, copper, plastic?
What wall thicknesses? Design flexibility? No load-bearing walls on the ground floor? Corner windows?
Color and finish of the windows?


It doesn’t have to be described over three DIN A4 pages,
but for €150,000 (about $160,000), this is definitely too little information.

So, exterior walls are 36.5cm (14.4 inches), interior load-bearing walls 24cm (9.4 inches), non-load-bearing walls 11.5cm (4.5 inches). Drywall is not used; everything is masonry.
The roofer is included. Planning freedom is, of course, also possible.
Kneer South plastic windows, white inside, exterior color optional.
