chipinger27 Apr 2011 10:43Hello.
We have a small issue with our house construction company. They installed windows of different sizes. In the original plan, all windows were supposed to be the same size.
The draftsman changed this without consulting us, so we never approved these changes.
No one brought this up with us, and we signed off on the drawings as they were, which led to construction starting.
Now we have realized that the windows are different sizes.
The site manager acknowledges this and is willing to offer us financial compensation.
It concerns two windows that would need to be changed (rebuilding walls, ordering new windows, etc.). This would also delay the construction process.
Now the question is:
What can we reasonably demand? How much money would be appropriate?
I hope someone can help me.
Thank you very much.

Does your general contractor want to settle with you so you can later modify the windows, or how should I understand your question?
Kind regards

chipinger27 Apr 2011 11:07I could live with the windows. It’s a matter of principle and what can be reasonably demanded now. I wouldn’t remodel it then. So far, the company has offered me 350 euros. I think that’s too little. Regards

Bauexperte27 Apr 2011 11:37Hello,
Don’t forget with your “principled stance” that your GC accommodated you without obligation, and the root cause of the issue clearly lies with you. In my opinion, this indicates that your GC must be a cooperative and reliable person; you might need his goodwill again during the remainder of the construction process.
Kind regards

It’s about the principle
chipinger schrieb:I don’t know your building project or your window specifications, but what I read here is that you approved the drawings and your general contractor (GC) is accommodating you out of pure goodwill. Around 100 people are involved in building a single-family house, and none are free from mistakes—there is no project without errors; it only needs to be free of defects at handover. You yourself write that you can live with the smaller windows—so this can’t be a truly serious defect for you. I would recommend refraining from demanding money and instead negotiating an “extra” with your GC or site manager, something you maybe couldn’t or didn’t want to afford when signing the contract. If you meet roughly halfway on the price, not only will you be satisfied, but your GC will also have won a happy client.

chipinger27 Apr 2011 14:55We didn’t notice this at first. After all, we are not professionals. Normally, this information should have come from the planner, or if I change the size of one window, I would adjust the others accordingly to maintain symmetry.
