The area already seems quite densely developed for single-family homes. Are the square meter prices already so high that this is necessary?

Unfortunately, I can’t provide any details about the zoning plan yet. The map with the plots is just a preliminary overview without more specific information. But you are absolutely right and have mentioned many important aspects that we will pay attention to. The area is already quite densely developed. The price per square meter is still reasonable, but the demand is very high and there are hardly any building plots left.

I’m leaning more towards the 615 plot. Having two streets isn’t ideal, but:
a) With the 600 plot, try placing your house including the garage, possibly a double garage, plus the driveway – how much garden space would be left on the south side then?
b) You only have two direct neighbors.
c) You should get more natural light on this plot because of the wide southern exposure.
d) As @hampshire already mentioned, you could position the main entrance on the north side and connect the garage or carport on the east side. This way, you could even create a covered walkway from the garage to the front door, which is very useful when it’s raining and you need to carry groceries inside.
However, the most important factor is how busy the street on the south side is.
